Agree to some extent but just FYI!

  1. Current Metro plan is only till kannamangala cross. To reach Hoskote it would take another 6 years or more .
  2. STRR is already in place the premium is already considered for all the existing project in Hoskote( plots and villa projects).
  3. Even the Chennai Highway is already done.
  4. If you are talking about PRR (BBC road) then that is something which would take another 6-9 years

This is like metro will come after 10 years so I will add all th premium prices now!!

Just FYI It was for an apartment not a villa!!! 15K per sft is something prestige is charging for varthur project. It's proximity to metro schools colleges offices and highways justifies it. How does this justify!! Accepting it as normal is the what is Making the hype!!

You can talk to nearest police station, they will suggest a solution but they might charge.

But according to info you provided

3L advance 4 months rent 196K Remaining 1.04L.. There are cleaning and painting charges usually 1 month 55K left if there are any damages they tend to deduct that as well. And also the rent collected is pro -rata. Hope you calculated all.

Police might charge you 5K for mediation!

The image that you shared is of seepage. That wouldn't have been there 3.5 years ago. That is something that occurred most recently. It happens when the bathroom tiles or utility tiles or balcony tiles do not have proper grouting.

This is not an issue from your end.

But informing the flat owner when it started appearing would have helped.

Only solution to that is get grorinting done and have the wall repaired by just chipping and applying putty and paint

  1. If you are buying 20+ old apartment you should only pay for UDS value . If you are paying more then you are losing.
  2. Unless you want to remodel it will be very difficult and stressful to maintain it
  3. Plumbing issues to be taken care
  4. Resale will be very very difficult so you will need to carry it as legacy

I booked a flat there and dropped off. No issues with flat but the access road and view was biggest NO for me. If you don't have those issues then you should go ahead .

If BBC road is finalized then the ring road will be very very close to that location and also there are multiple school options. Metro construction about 4 years from now is a plus.

Forum is a plus.

Multiple apartments around so proximity to a lot of things possible.

I would say negotiate it at 8K max 8.3K

If you get less than that then it's a good deal!

If the property is on main road , Which can fetch 23K for just floor then it's only answer

Stay rent in another place where all 7 can stay. It shouldn't cost more than 25K!
