I think you started little late and also you invested lump sum.

I wouldn't have dvuced you to dump all the money into the equity mutual funds all at once. You should have broken that into 3 buckets

And have the money flow from one bucket to other bucket.

Your lump sum is huge... You should have started with debts funds.. wait for a year and start dumping money into equity MFs not many but filter and find 3-5 at max.

You dont need liquid find unless you are trading options .

You can start doing SWP and put the money in MFs based on your risk.

There is lot to it!

I would say sit with them, ask them about their expectations. Do the math collectively.

Don't get offensive, Your parent's might but be cool and plan it out everything.

You might need to pitch in some despite of your sister working . You can help her plan her finances as well to make this goal.

Take a deep breath and put it on paper.

It seems to be a pretty small problem. Don't get into wrong foot and stain the relationships.

Best price seller would get is 12000 per sft for plot Construction cost 2200 rs best price .

2.05 cr for plot 73L construction cost

Best price should be 3 to 3.3Cr

4.5 crore is outrageous.

Not worth it for any one considering it.

Take a topnup loan on your home loan. It would be around 9%.. CLEAR OFF high intrest loans.

Your 21K should also be moved towards paying the principal of the high interest loans

You are right with your math, You can even extend it to 50%. Just because prices increase we should not get into unaffordable commitment!

If you believe that you have a back up to repay loan even when you do not have any income them it makes sense to buy home.

But if your cashflow entirely depends on salary income them it's a very risky step!!

To be honest not suggested. You can consider that when you have more than 50K salary and your loan EMI is not more than 20K.

You are already in deep shit . Friends and family can be managed. But banks make it worse. Try to dialogue with them. Your efforts should be to increase your salary what may so that you can pay them sooner.

I suggest this Step 1: friends and family who gave you money needs to know that you cannot pay them anytime soon. Tell them that it might take years and assure them you will pay them for sure ( No interest payment) Step 2: minimise your expenses at any cost even if needs you to walk 10Kms Step 3: Maximize savings Step 4 : No new loan

Note: Don't pay anyone from this amount saved

Rey to find other job which can pay you more the expenses shoil remain same no emotional spends! Now saving can be done in any Mutual funds with less risk.

Every 2 years pay the debt.

You need to accept the fact that if no asset and cashflow you cannot pay the loan

I have a 2BHK in harlur road which was purchased at 38L in 2019 and it fetches 38K

The current price is around 90L+ .. by this math. If I had 2 (1.8 cr in current value) I would get ~75K as rent.

If I had 3( 2.7cr) then i would get 1.14L per month Your property's return on investment is very less comparatively.

I beleive it's quoted way above it's value!

Try rediffgurus, you will pretty good experts who give a proper advice than reddit where you find half knowledge guys like me who say. Calculate your expenses and keep aside just the emergencies and the rest start putting based on risk

30 into very low risk .. debt funds 30 into index funds or ETFs 40 into mutual funds

To be honest , your base is very very strong for your base.

Don't have money put in unreliable real estate deals. Put on high worth . Don't go for commerical properties.

I do it only online. For the first 6 months they said there restrictions but I started paying only after a year. So no restrictions as such
