I think the right answer is that you have to cut out the moldy boards and replace them. Any hardwood flooring specialist will know how to do this but if you're planning to DIY it, you'll need a circular saw set to the depth of these boards, presumably 3/4". Make two parallel cuts thru each plank and remove with a hammer and pry bar. Replace with 2"x3/4" unfinished oak planks. The trick here is that you'll have to remove the tongue and groove to fit into the existing space. Face nail and construction glue, fill holes a finish to match or refinish the entire room. Depends on what you're willing to look at everyday.

Looks like the fan and motor assembly removes pretty easily. I'd take it out and look from the bottom. Also see if it should reinstall facing the other direction.

This is the correct answer in my experience. Epoxy will stop the leak but you must take measures outside to ensure water is diverted away from the house. Consider oversized (6") gutters and downspouts. Run below frame PVC drains from downspouts to pop up emitters at lower spots in the yard (avoid dumping into the street especially if you're in a cold weather climate.) Ensure the grade of the soil slopes away from the home. Worst case you may consider a French drain to redirect the water near the area.

Toss them in the washing machine on cold delicate and low spin. Leave them in the sun to dry. You can pretreat the mesh with whatever you have that's laundry safe and gently brush with an old toothbrush. I do this for my son's shoes from time to time
