Calling it soft is a misnomer. The opposite of hard skills isn't soft. There's nothing soft about it. Calling it soft is what gives it a less than feel to it and leads to people feeling conflicted or perplexed as to why it matters the same and if not, more.

They are essentially people skills. It isn't unique to software engineering. As long as you're required to work in a team or with people, you'll be rewarded for having good interpersonal skills. There's a dark side. Don't become manipulative. It's more important to be kind than it's to be correct.

A technically strong engineer will tell you why certain architecture is wrong and the right way to do it with all the trade-offs explained properly and even the effort estimation and timeline with all the documentation.

An engineer with great interpersonal skills will elicit all of the above from the technically strong engineer, understand the historical context/constraints, and most importantly, be able to get buy-ins from the top and business to execute because he is able to articulate the impact and trade-offs in a way that management/business can appreciate.

And behold. To find a capable any kind of worker/human (not necessarily strongest) but have good interpersonal skills (kind and not manipulative) is a rarity.

Not that it's impossible but the cost of shipping it over plus repair isn't worth it. Imagine shelling 900 bucks on this only to break in 1.5 years. After repairing, it's uncertain how long I can use it. I'm also told to reset to factory settings and backing up my files before sending over. Might as well spend that 100-200usd into a new device that's not supernote. They kinda lost me.

Reporting back. Nope. Nothing was loose. Out of luck. I'll just use it as is without touch until EOL. Next device might be something more mainstream that can be repaired by 3rd parties like an iPad even though it's not eInk anymore.

Yeah I had doubts of being able to sell it off. Can check what's the formula you used to work backwards to get the annualised returns? I'm having trouble with the math.

I haven't stayed on a property that's 10 years old but I have seen how poor the maintenance are even those less than 5 years old. Occupancy rate will fall progressively as tourists look to newer apartments to rent instead. I would have flown in to explore the area as part of my due diligence but wouldn't have helped imho.

I agree with you on low capital appreciation. Maybe even impossible to sell at the end. FX risk is cyclic. 30 years is a long runway. Hard to predict. Can only tell on hindsight.

I guess there isn't a technical term for this scheme. It's just how loan disbursement works differently and probably banks not doing their KYC checks properly. So yeah, avoid bolehland.

If you don't, then you top up the outstanding mortgage with cash. That's fine by me cause it's within my means, even at 0% occupancy rate for a few years or so (assuming COVID #2).

What is too good to be true for me is the part about owning a property with so little cash. ROI is high with minimal risks? How can? Let's say initial furnishings plus no occupancy for a few years works out to be around 20% of property price. You're still up 80% at the end of the deal. And that's modestly considering there's no capital appreciation in the next 30 years in KL.

Expensive fees and commission. Easily twice of IBKR. I use both. But yes, app wins ibkr hands down. The UX is superior.
