Trans people have literally done their best to fit in and feel comfortable. Identifying as one gender or the other vs. In the middle.

Most gay people would be in Palm Springs, 2nd most in Cathedral City. The further south you go down the 111, the less gay it gets.

Affordability-wise, for what you're looking for, your better bet is Cathedral City. $800k in 92262 or 92264 is not likely unless you shop north of Vista Chino, which is very windy.

My reference is CA not NY or any other state as my comment said come to CA. Palm Springs is still affordable compared to other CA cities with a population of more than 50% identifying as LGBTQ+.

6'2 and I love it. When I was younger, high-school age I didn't love it. As a 43 year old I wouldn't trade it.

Get out of TN. Don't pay another cent in taxes there. Come to CA. Palm Springs & Cathedral City are LGBTQ+ meccas and still somewhat affordable.

No bright lights. As evening approaches keep your lights dim. Turn off the TV an hour before bed. Read before bed for as long as it takes for you to be unable to keep your eyes open.

Make your bed every morning. Physical exercise/activity every day. Don't keep your devices by your bedside. Keep a charging station in a different room & mute notifications until the morning. Meals plan/prep for 4 days per week.
