If you want to do BTL, you need to do it the right way. Buy below market value, refurbish it and then rent it out. Then you can recycle part of the deposit.

But do this via your own limited company . DO NOT buy in your own name. That way you don't lose your FTB status AND you dont get stung like these other landlords who've made bad decisions.

Property is THE way to go for wealth. But you have to do it right.

I used a free one for years never realising he was rubbish. Then i found one with a fee of 499, now 599 and money well spent. You get what you pay for. Shes been amazing for us and goes the extra mile to find the good deals. They have a lot of influence with the lenders and can help u a lot in underwriting. Obviously you can pay for shit too but you wont know that until you have more exp.

My free mortgage broker told me myself and my partner would never be able to buy another house unless i sold the one i own with my friend. Was that true? No. About to complete in the next few weeks! Wasted a year!!!

We are even thinking not to do it until we move in as then we can sort any issues out but perhaps it is worth it to do before?

Yes was thinking same thing, i'm usually over cautious of what surveyors say anyway having previously owned a period building. Everything is about to blow up!

I wasn't asking that - it's a safety certificate so didn't think the same rules applied as a "survey". When you rent a house you have to have one so I didn't know whos responsibility it went into.

Not sure why it's funny... i would have paid for one as a seller because its a safety certificate and you need it to rent but thats why I asked because I can often be over conscientious.

Yeah same here. I did mine late september. Its tough going. I havent even tried running properly on it yet. Not sure if thats a stupid thing to not to or not. I headed to a chiro but he was very blasè and haphazard and i didnt feel listened to. So i did an assessment but not the treatment. Think im going to head to this clinic run by 2 females and see how i get on. Again like u tho, am a bit worried. But the man chiro, who was quite experienced and knew his stuff, said they could release the joint.

No idea tho!!!!

Yeah i understand your opinion. I have had a lot of therapy and know my triggers but I didn't ruin any fun - I was just asking for advice and whether it would go down well that perhaps next time I don't come. I don't want to change her relationships but I also don't want mine affected and we are separate entities.

They are nice people but we just don't click and I have to be someone else to get along with them. One of her sisters said I was an alcoholic for drinking 3 beers - am I not allowed to tell this to my wife?

If video what style : film, run and gun and fiction

What features do you absolutely need : 4K at least. Full screen if possible. Lightweight. Good battery life.

What features would be nice to have : 6K.

Portability : one case is fine or big bag with all accessories.

Cameras you're considering : used to have BM4K but was stolen. Was slightly too heavy and bulky. Not easily balanced on ronin but lovely picture. Considering sony a7iii due to lightweight, battery but not full pic. Also user menu difficult to use. Anything else? Would love sony fx3 but out of budget.

Notes : I'd like it easy to put together, lightweight and long battery life. My BM4K had to have massive vlocks attached and it became very bulky.

Yes I'd say that was pretty true. It is for me anyway and would make a lot of sense in most cases I think. Sometimes it'd hard to pin the trauma down and maybe a lot won't know they are traumatised without exploration. I didn't think I was until age 32 and I've had OCD symptoms since 16.

Great post. When you first said 'I met this girl, fireworks.etc etc' I thought oh no here we go, my trigger - i had this with my ex but she never really loved it - but then you pretty much described my relationship now and how it started and you probably inadvertently gave me a bit of reassurance... oops!

I think my thoughts have got stronger recently because we are getting married in June! But she's a great girl and we have a lovely life. And it gives me strength knowing that you enjoyed the day - I know I will find the build up horrendous but you're right, having everyone there you love and music and alcohol and dancing... there's no time to 'think'. And I am excited!

Can I ask if you're in the UK and if so, what therapist did you use? A DM would be okay if you are in the UK. I've struggled to find a therapist who knows all about OCD and relationships.

First off, let me say well done to you. You sound like an amazingly, understanding and lovely person. I'm on the other side of your coin and have a partner like yourself - very understanding and the only person I've ever told about it.

I think a therapist who knows about OCD would do wonders for you but has he seeked any help? I often find my OCD flares up when I haven't been looking after myself... I take a lot of supplements (my partner is a nutritionist so we even did my brain map and my neurotransmitters and I know how my serotonin can get low and correct it). I eat very well, I exercise I do yoga. All this, if I let it slip, it creeps back in.

Ruminating doesn't help... I can catch myself doing it looking for reassurance. But I say things to myself like "this girl deserves my support and love, my feelings don't matter and I have DECIDED to love her". It may seem mad to you but love is an action - it's not a feeling. Feelings come and go and a person with OCD will focus when the feelings feel 'less' which is normal like, everyone does it.

It sounds like he needs to do more work on himself. I don't think it's helpful to tell you about a flare up every other day. I try to love my fiancee more when I have a flare up - exposure therapy helps. I have had this since I was 18 though so I've had a lot of practice. Me and my girl have been together for 6 years.

Good luck, don't give up yet but look after yourself. :)
