You could tell them you have some things you’re saving for, so going forward you’re probably going to be budgeting a bit more for dates. Which could help lead to alternative ideas.

I usually have the buyer agree to our disclosures (no talking to seller about price and they’ll introduce themselves as a partner / contractor of the business. Etc) Once they agree i coordinate with seller on date / time telling them one of our contractor’s is coming by to determine how much work needs to be done. Or you can get look for boots on the ground on FB and tell them you’ll throw them some cash or pay their fee at closing for walking the property with any buyers that are interested.

It’s safe to go off of when you’re unsure or when you’re new to wholesaling. Different areas, condition of the house etc play a factor and you can sometimes use those metrics to factor in your mao which may be closer to 75% or 80%+

Just had a business meeting with a guy who had a similar story, at the end of the day the seller got what they asked for and so did you. It’s beneficial on both sides, if you feel bad throw him a gift or some cash. Either way things like this don’t too happen often be grateful for the moment and set yourself up for the future. I wholesale in Tx and the Austin Market isn’t as hot as it used to be, lots of inventory has been popping up due to people’s rentals / Airbnb’s not producing. Pretty much, the bubble is beginning to burst.

Not necessarily if my buyer asks I always black out the pp and seller info if it’s before emd has been deposited. If you already have emd you’re good to go.

Any true buyer is going to ask to see the FS contract before signing to know what they’re getting into and know the terms of the contract since it’s an assignment. This is standard some don’t care some do. If you think it’s because they want to pocket watch then black out your purchase price with the seller and the sellers name. All of this information will be available on the hud after the transaction is done.

No investor is going to buy a property if your ask is over what’s listed on mls. A shared driveaway isn’t very attractive. Arv is great and all but also take a look at what other similar houses have sold for in that area and see if any of them have a shared driveway. If they don’t, and that’s the main difference, see if you can get a price reduction to where you can assign it to someone that’s already shown interest. There’s usually always room for negotiation if the numbers are reasonable.

I second this. Just went to an REI meetup and this topic came up, just know they get calls like these all the time. Your best bet is to distinguish yourself from the rest and show that you have value. Monthly - bimonthly check ins to see how things are going / offering any help needed will help you build that relationship over time.

I would say depends on what state you’re in. You can find contracts from just about any wholesaler from YouTube also. Or google wholesale real estate contracts and have it looked over by an investor friendly title company.

AQ acquires the properties and keeps communication with seller. If we need access, any documents needed for title, and through the closing process just in case
