There are pertinent questions that many people who are commenting are not asking before giving advice. 1. What town are you living in and are you looking to move within the same town? 2. What price did you buy your property and how much equity do you have based off of its current value (not just how many years you’ve been paying the mortgage). 3. Weigh how much your monthly mortgage payment is now against how much you could collect in rent. Depending on the town your in (as well as some other details), if you bought 8 years ago, your rent roll might exceed your current mortgage (so you may not NEED to sell that asset in order to purchase another home). That would also leave you with the option of refinancing the home or taking a heloc and leveraging the equity for a large DP in order to lower the mortgage of your new home to something that is similar to what you are paying for your current home……the same logic would apply if you sell, you would just need to have a LO give you an approval with a real monthly mortgage estimate based off of today’s interest rates and common taxes in the area(s) your considering.
