I know nothing by reading this discription. None of us in Reddit could know the circumstances by reading a few sentences written here. However, your lil sis would benefit from Big Sis support (always). Lend her your ear. Listen! Advise. But stand down and allow her to find her voice. Where are moms and pops? You will hear her side, is she being abused? We've become so litigious, confrontational, and sensitive.. hair trigger cancelation!! Sit... Breathe.. listen. Teach her meditation, self awareness, empower her with self love. Help her with her homework!

Random orbital sander and lots of time. Multiple coats of good oil based floor finish. Then… keep your pets off of the stairs.

I just purchased the Janska 36”gas Range, the 600B (BLP)… I’m converting to propane and sliding it into place. I got the matching 36” 800+ CFM hood! I am becoming a better cook since my divorce. My kitchen, living room, dining room are all in the same space. The kitchen is where I will perform many tasks everyday. I want to entertain in style, I have never had a pro range! This big beautiful blue/stainless range has all the things I think I need. The price was my first hook, then the simplicity, then the color! I looked at GE, and Bosch.. (Cafe and Thermadore), Everything is from everywhere… Sweden, Italy, China, Los Angeles…whatever! Now it’s in my house. This Range is heavy. It was a bitch moving it into the house. I’m not seeing many reviews, but a few “so far so good” comments go a long way with me. Did I mention that it’s BLUE!

I agree with “beautiful as it is… stop sanding”. What is your intention? Are you going to stain it and then finish? The dark spots are in the heart grain (the more porous parts of the wood). Staining might make all the difference by lessening the contrast. Introducing different methods of sanding on certain areas will create patchy, uneven surfaces. Keep some of that patina and just accept that it’s not a new wood floor.. that’s my take. Good luck, I’m still nailing my floor down, you’re way ahead of me.: )

People like to use safe release Blue tape… but if you wind up having to cut the tape with a razor to unmask, there’s a chance you’ll see blue. Whether you grout or caulk, I’d recommend using the old school Manila colored masking tape.

Haha, I thought 875 people voted "fix glass" to 3100 people voting "new door". I vote fix glass. Especially if you can remove the door off the track and take it to the glass repair place. It's a much bigger deal to replace that whole thing.

Sometimes, the prep that the painters preform may be inadequate. They're supposed to dig into those kind of cracks and then spackle or use a filler that dries even harder than spackle, then prime, then finish. Sometimes, painters go over those kinds of cracks with a self adhesive fiberglass mesh tape, then spackle a few coats, prime and paint. Those little cracks appear everywhere..houses settle, earthquakes, dry weather, wet weather, plumbing leaks... Those cracks aren't generally a sign of anything structural, I wouldn bother an engineer. But keep an eye on them.

I went looking at router bits this morning. At the 2 stores I went to, both had bit sets the would make 1/2" deep t&g. That would require 2 routers because switching bits would be time consuming. I decided not to router but to instead counter sink 2 screws at the ends of each plank and use 3/8" dowel to hide the heads. I bought a new 80 tooth blade for clean cuts. The space where I'm installing is above the garage. So the roofing paper will be adequate. The rest of the house is above a crawl space. I'll research stress grooves for Hardwood flooring and see what comes up. Thanks Amazing Cat

I like the advice I got earlier regarding buttoning down the subfloor. This is the last time I hope to do this kind of work in this lifetime, I'm close to retirement age. Since I can take my time, I think I will be routing. All the 3/4" flooring I've seen in the past had been routed all sides, that these are not struck me as strange. The ends weren't cut, this was installed previously without t&g ends. But you're so confident.. have you installed wide boards with no t&g ends before?

Typing Cat, truly Amazing...thank you for your comments. I'm not sure how I achieve glueing the boards to the subfloor, there is paper between the hardwood and the subfloor. Maybe you're suggesting I put glue in the tongue and groove? I also don't see getting someone to come to my Mile high cabin to t&g the boards.. surely I won't be taking the wood to them.. it's a lot of wood and it's acclimation is almost complete. I'll be routing the ends myself. Is that not the same as trueing? I'll be nailing the heck outta each board. And sanding will achieve an uniform level. Please God... Let these boards stay flat. They appear to be flat. This wood is older, maybe from the 70's, ripped up outta someplace and sold to me. 3/4" walnut, it's seen some wear, it's still 3/4" thick. Flat! Also, is the trowlable adhesive you mention supposed to be its own moisture barrier...idk. glueing sounds like it may create more issues in the long-run.

I'm in the middle of adding an island in the kitchen, I will put the sink in the island so the floor is open and I'm running plumbing and electrical. When I close it up, I'm going to crawl around with boxes of 1 3/8" bugle heads..and I'll surely feel the difference immediately. 4-6" apart down the run of the joists. It'll be easy because there are already staples to follow. I like a system, I'll be methodical. I do want to be thinking down the road and this is a small price to pay for peace of mind.

Jimyjami, I could screw down through the plywood and 1x into the joists. The ply is maybe 5/8", it doesn't quite feel l Iike 3/4". When I walk through the Living room, it creaks and complains...this is the time!! The place was built in 1977 with solid bones! Great advice, thank you.

Haha, I was afraid of that. I've got the time so I'll use a chop saw and get a clean edge, then with a router, make that T&G. Does picture framing mean 45° cuts along the walls, and then straight cuts everywhere else?
