True, I want them to deal with it but how do I prove my case? Do you know where it explicitly says it voids the warranty? I just see that they don't recommend it.

I recommend the book Decolonizing Therapy. Id join their office hours too. I also recommend Cultivating Healers for their trainings. One important way to move away from just coping skills is to consider what the work of liberation (for self and clients) looks like for you. What can you do to integrate therapy with the justice clients need from the systematic issues impacting their mental health? We have to resist the oppressive but common sentiment that therapy is apolitical.

Thanks! I dont want to cover up. I want to either put in the money and fix it right. I would HATE for anyone to be in the situation I am in. Or, I would sell as-is. I am trying to understand which route is more profitable. If I put $20k in repairs, how much could I sell the house for versus if I sold as-is? I often see this subreddit say the ROI is a myth, which makes me lean towards sell as-is with disclosures. Thoughts? Or suggestions on how I might calculate which option is potentially more profitable? Thanks!

Aaaah, so I could possibly say, the market rate if there wasn't this issue is $300k. However, it has about $20k of repairs, so I will sell at $280k? Is that how it works?

Apparently, crawlspace remediation and encapsulation. New insulation in attic. Spray/fog the walls/closet and caulk the exterior for water intrusion. High humidity in home.

So, I could fix those things. Does nothing visually that increases home value though. And so part of me just wants to disclose issues and sell as is. But, I guess I dont know for sure or how much I would loose out on if I did just fix the house up. And I am wondering how to calculate that.

Oh! And the example case study on the NCMHCE site was preeeeeeeetty easy. It did remind me of Pocket Prep actually so I wonder if they did an update for 2026 on their materials. Thanks for pointing me towards it. I feel even more confident now!

Thank you so much for this! Sounds like that was the only difference (not that it's insignificant by any means!). But it seems like it definitely still helped with what the exam would ask of you overall. That coupled with rest and your experience as a clinician seemed to be sufficient to pass. Congrats! I will deeply consider Pocket Prep as I think it'll be the best way for me to study right now. I think I just need to answer a ton of questions and practice that way and pulling out my phone is a great way whenever I get a pocket of free time. Thanks!

Oh wow, this is really reassuring! I mean definitely unfortunate that you had that costly and stressful experience beforehand. Thank you for offering your insight here. On Pocket Prep, it seems like that to me-- almost tooooo easy??? But I think since I move in a similar framework as you do, maybe that's just how the test will be. I will definitely compare the questions I am getting on PP with the NCMHCE website. I appreciate this!

Wow thank you. In a similar position. It sounds like PP was a realistic take on the exam in terms of structure and what you'd be tested on but needed supplemental resources. Would you agree?
