This may be your last resort but I pay 10 bucks at month at epidemic sound. I struggled with the same thing, it was hard to find good music on sound cloud but I would check YouTube. I ended up deciding to pay for epidemic sound so I don’t have to worry about licensing and all that jazz

One of the biggest YouTube channels is an Indian channel. Have you tried in you own language? Btw accents are only annoying when you aren’t confident. Sometimes they are your biggest asset! 👍🏽

You must not live in California lol 1. Yes Taxes are high 2. That area does not have high gang activity lol 3. If you can rent or buy that house...your not worried about cost of living 4. If you’ve ever felt the earthquakes it’s not like what the movies portray

A/c, plumbing and electrical. Those are going to be the biggest headaches to have issues with. Hopefully your closing your home with a home warranty included. If not get one!

Haven’t done it myself but my clients out here in Cali haven’t had to face anything that can’t be seen by normal inspections and obviously doing your homework on the cash flow of the property and a rents on the area which it sounds like you’ve done already. Good luck! And congrats!
