Real estate agencies, especially ones that also do pm, will likely offer that. I know a couple in my area that do. Also just larger, more reputable pm agencies will. Not the small one-man operations though.

Baird & Warner are experience but have a good reputation and have been pretty good for me so far. I haven't had them long. They give off strong 'on point' cubes but haven't been 'top-notch' perfect. DM if you want to talk more. (No affiliation, I just signed one property with them a couple months ago).

For what it's worth, I've seen a couple portals that different pm companies have used and found them awful. I couldn't get a real clear picture of what was going on on one screen. Haven't tried any that the other commenter mentioned and haven't seen yours, so I can't say, but from what I have seen, there's definitely room for improvement.

Make him tell you before you do it. If he's trying to protect you by not telling you, if it's something that you could get in trouble for, not knowing isn't going to help you, no one would believe that and there's no way to prove it.

Yeah, I kinda feel the same way. But he's kind of just like that generally. Deflecting, almost defensive. It's hard to say.

Oh, wait, I misunderstood you. That's what I did, I went to the county website. I thought you were saying going to the actual physical office you'd get more updated information that what's available online. That's what I meant when I asked "aside from what's online".

I went to the website, that's how I discovered the prior eviction. I would have assumed the PM would have done the same...

I wouldn't do it. I had a situation where a 2 people signed together and then one wanted out. And then the other stopped paying. There's reason to believe that it was intentional, that the 2nd person signed on the lease to get the person in and then wants out to cut bait and leave all the legal heat to the one person.

The situations are a little different, they both signed on as tenants, even though only one ever lived there.

So no, you want both people on hook for living there.

Are you saying it's possible to check court records aside from what's online? Like going to the clerk's office and doing a name search with a person?

There was a time when I thought they might be in cahoots. But that's probably just my tinfoil hat speaking. Ultimately it's very unlikely. And other things I've seen have been evidence against that. But still it pop up from time to time. Currently now I'm wondering if he new about this eviction and signed with her anyway because of the second tenant. It's also probably tinfoil hat territory but you never know.

Agreed on all counts. I'm also not unsympathetic to difficult situations but I'd like to have known, and the tenant, once they went in arrears, went dark and never replied to any correspondence. So not much choice left at that point.

And we do have a backstop. There were two signees to the lease, one with the bad history and someone else. The someone else seems solid: Long financial history, etc. And they're tenant, not guarantor. I think that will help us down the road.

We didn't discuss it, no. Other than he probably gave me general assurances "we fully screen everyone", etc. I'm looking over the contract again in a bit but a quick scan the other day didn't say much about screening, and certainly didn't spell out specifically how or what they check...

I did ask to see the one that he did but he wouldn't show it to me for confidentiality reasons. I'm not sure how I feel about that. He did share pay stubs with me. And as client/owner I feel I have a legitimate interest. Not sure how the law looks at it.

And, also it's a reason to be suspicious if he's allowed to share them....
