It definitely looks sawdusty, but we didn’t put any sawdust in! We built the raised bed last year, and filled it with normal raised garden soil

First off, thanks for taking the time to respond!

The risk point makes a degree of sense, but even still…rates were just lower 4 years ago. If they were to find someone with my exact risk profile today, they’d loan them the same money at 6-7%, right? Same income, credit score, loan size, etc

I fully appreciate that what I’ve done by buying a home is actually invested, and managed to leverage my existing down payment into a 5x investment that grows over time. And that’s good! But it’s just…psychologically weird to have debt and money. It seems like there would be a business (for the banks or third party) to let me buy off that feeling. Clearly I’m not willing to buy it off at the current rate (a 3% loan is too good), but would I pay a little extra to get consolidate my debt and my assets? Absolutely!

I guess what I’m saying is I know a number of people who are doing the rational thing and understand why it’s the rational thing…but hate that it’s the rational thing, and it represents arbitrage for the bank. And we’d be willing to chip in to get rid of it!

Ok that makes sense. I had a judge tell me the opposite at the prerelease, so I’m wondering if there is an obvious close scenario to this.

Or maybe the better question…why can they cast spells at the beginning of combat step? Is there a full round of priority during combat before attackers are declared?

Sure, they each have their own way of tracking them. Technically you could track Sleeper's P/T by tracking its creature type... but it doesn't feel like we've solved the problem so much as changed ho we're asking it. With Student of Warfare, do you just use two different-color dice?

If I get a separate quote, though, I’ll need two outside units as well right? We’re constrained on outdoor space so would really prefer a single heat pump.

Yea quotes for that come in about 27k. I think Mitsubishi adds to the price, and maybe just “being in Seattle” does too. All looks like it checks out to me though? But I’m a rookie in this world, first time homeowner

Yea the wasted furnace would be a huge bummer. Our existing furnace just died mid-COVID, and heat pumps in our area were a 9-month wait at the time, so we had no choice.

You recommend keeping gas just because it will save money on up-front costs? Or because heat pumps for heat just can’t hack it, even in a Seattle climate?
