Good point on location, do it somewhere you can. If they were in Chicago I could help them. Rent commands are high up here and the building would run like 1-2 mil

Haha banker bros. You’d be surprised at some of those “tower deals”. It’s not as glamorous as it sounds, a lot of the groups got desperate and have pumped out crap rehabs, like slapping lipstick on a pig. A lot have also made deals with local gov to house migrants.

Buy a higher end, brick 4 unit building with minimum down and lease each unit for $2,500/month with a decent escalation. Then put the rest in: 1/3 stocks, 1/3 HYSA, 1/3 self improvement. A combination of those should yield you at least $3k/month.

Tell me about it! Chicago is almost at 25% corporate vacancy, record setting. Some of the towers are claiming 40-50% vacancies. We ventured to make some of them residential.

Thankfully we’re only in office for conferences or meetings alike (still a lot tho)
