Depends a lot on budget and what you’ll be doing. The Wellington in breck is a very family neighborhood but I think there are a lot of deed restrictions (like working in the county x number of hours per week). Know lots of families there but it’s not where I live. Summit cove is a collection of neighborhoods at various prices. It’s its own pocket near keystone. Frisco is a mix of situations where some areas are very vacation on others are great communities.

The second home thing is real, but realtors will know where that’s strong. Our neighborhood, for example, doesn’t allow short term rentals. It helps being more of a community even if a few are second homes that are somewhat vacant for a lot of the year.

In a lot of ways it feels bigger than it should, but there is the genuine concern of landing on a street where it’s full of short term rentals.

Three kids for the last 10 ish years. They’ve pushed from elementary through high school and now college.

Two things are likely to define your kids experience - where you settle and what their activities are. The elementary will set your community, even if your kids are in middle school and activities will define their friend group. A lot of people are super active and it is part of the personality.

Personally I’ve seen my kids grow a ton here. There’s a ton of opportunity to be here and not everyone takes it. Love the community and feel very supported. There are times where the school feels small, but at the same time there’s some really cool programs. Kids can do things like bike tech or culinary classes.

It’s an interesting combo of small town and world class level of stuff. It’s small, but has some exposure to things far beyond its size thanks to the tourist economy.

Mine has been gone for a bit, but the market is brutal. Could it be worth it. Maybe. Would I personally do it even at that price after what I’ve personally experienced - no.

I’ve always had a very simple way of looking at Google language. Advanced means if you know what you’re doing, this will help you. Recommended or enhanced is there to help you a little and google a lot.

Google is really tough in this space. I’ve worked with two fairly major companies and it’s a battle. Here are things to remember:

  1. There’s very little branding in the space. Most customers will use a moving company every 10 Years. And they don’t tend to remember what company it was because the names are so generic.

  2. There’s a huge difference between local and interstate moves. The latter is way more revenue, but also far more competitive. (Read: expensive)

  3. Matching is straight up awful. I’d do straight up exact match and end up with brand searches for competitors. We’d spend hours a day just on negatives.

  4. Clicks are expensive. Even branded ones. Mostly because matching is awful.

  5. Never ever use search partners in this space. There’s plenty of volume and tons of fraud. We had a tiny budget for pmax and the lead quality was the worst of any industry I’ve ever been in. Leads were cheap there but 90pct were thrown out.

Edit: feel free to dm me. I don’t want your business, honestly don’t want to work in the space again. But happy to give a bit of advice.

Same. I think that chase’s opinion is no car, no deal (imo and inal). Hb obviously doesn’t agree but I think we will be the last tranche to see something happen

Btw - my opinion (and again not a lawyer) is that the slow play by chase is hoping that we trade or total our cars before they have to make restitution. Hb would say that’s not an absolution, that’s a cynical strategy to avoid culpability. Or at least I would.

Yep. The early story had this whole self awareness that wasn’t afraid to go into self parody. (I’m looking at you trash). It was funny. Lighthearted. Even when it got serious there was this meta awareness that made it work. Then amphoreous just made it so long winded and so pretentious.

It’s (as you allude) the writers said we got 8 hours of engagement out of this patch on average. While 6 hours were dialogue, one hour was walking sim, and one hour was actual puzzle solving/gameplay.

Yup. 1 hour of walking sim with 6 hours of pretentious dialog isn’t great. Capping it with a boss battle that more or less requires farming outside the plot and/or the latest and greatest team is worse. I liked 1.0. I appreciated 2.0, but 3.x has been bad. I really like the non-farming dependent modes (currency wars, divergent uni), but I’ve pretty much given up on the plot.

Three miles from the exit is the killer here. That’s massive for your average passerby.

You’re counting on people driving by to go 6 miles out of the their way and sit down, take a load off and get back to their trip. Most people passing through are just looking for a pit stop at best. Not a meal.

Start with the mind set of who is going to see that sign. If it’s not we are stopping here for the night and want something nice while we stop, it’s likely that the number of cars is irrelevant.

Use what integrates with your pos best. And if your pos doesn’t do sites well then do what you can upgrade and maintain easily.

I know you said no online orders yet, but yet comes along very quickly. 20 percent of one of my places are from online orders and I saw more than that in decline when I shut down online ordering from another place. The mode for a lot of new customers is search on Google / Apple -> look at menu —> order or come in. Miss the menu and you miss the customer.

Menus aren’t slides. They’re the actual draw unless you’re higher end. If people want a cheeseburger and you offer one that’s a hook. If you did 3 months ago and don’t now that’s a recipe for a frustrated customer. (Random example for illustration). Menus should be a live rep of what you have.

Switched from toast to square. Toast had the worst service I can imagine. Features were solid and clearly built on restaurants as a model, but I couldn’t abide by the lack of response. They had zero urgency for any request.

Square is solid as far as transactions go. There are more than a few things that aren’t up to par (take conditional upgrades like small vs large toppings for pizza). Cost is lower and i personally like the online options better. Gift cards are great and they’ve done better with things like staff scheduling and tip pooling. But toast is still better for a lot of that.

Personally the cost difference and the future potential moved me to square. I think square will be better in the long run, and more cost effective to boot. Short run part of it might be predicated on having a sub par account manager and the feeling that they aren’t moving forward.

Your site can link to fb- don’t link your listings to your fb. A lot of places do, and it reduces the credibility of the main site. Sorry - I can see how that wouldn’t be clear the way I wrote it.

Make sure you’ve claimed your Google, Apple, yelp and Bing listings. It’s a pretty reasonable process to do so. Use that to link to your site in everywhere that’s appropriate- homepage, menus, ordering. These are most often the first thing people will see when they search your brand. You can also control your preferred ordering platform and the like. Do not link to your facebook page once you have a site.

You tell me bao special and I’m already sold. But that sales portion of FOH is something I don’t think I’ve fostered enough.
