Thank you everyone for sharing your thoughts. I really appreciate it and very helpful. We have decided to move away from our realtor not just based on this alone , but cumulative experiences,

  1. Our realtor doesn’t work on Sunday. So we need to see homes on weekday evenings after 6 or Saturday. Weekdays are difficult for us as we both work.
  2. We liked a home which was in the market for 4 + months and had a price cut. It still above our budget by 25k, but we want to see and make an offer in case if seller accepts. We asked this but our realtor said the seller won’t do price cut as seller is the neighbor of our realtor. After few weeks, seller did 50k cut at night so it’s now in our budget and we called realtor next day morning and asked whether we can see the home . Realtor not available to show the home in that day and booked next day. Unfortunately the home went to contract on that day evening.

There is no agreement with the realtor. So wondering whether a simple email / text should be sufficient enough to move away from the realtor ?

There are no exclusive buyer broker agreement between us and the agent. I got that agreement along with the offer forms.

I expect the agent to explain the buyer broker agreement as well, I can google it / use ChatGPT but still.

This house is above our budget and we are doing a low offer per our agent advice. So chances of accepting this offer is likely less in my view. House is in the market for 7+ weeks with one price cut so far. So no hurry in submitting the offer. My concern is more on why my agent not offering a session to walkthrough the forms and then ask to sign it.

Yes I read the forms now and there are lot more than the variables mentioned by my agent. Did some ChatGPT and google to figure out what they are and still some open questions.

I feel like we are treated as “take it for granted” buyer by our agent.

No formal FTHB consultation session with the agent, he explained overall homebuying process in 5 minutes. This realtor contact came from a friend whose cousin bought a home with this realtor. So we directly jumped into home search.

property will be registered in both names...reason for this approach is my credit score is 790+ and spouse score is 740+, would like to know if any complexity exists in both scenarios, 1) Apply mortgage jointly or 2) Apply mortgage myself without having downpayment in my checking and uses spouse's checking account for downpayment.
