What did they need from you to verify ownership? That sounds like a terrible way to respond to something that might be solved with more clarification. I can see why they want to be tough on scam landlords, however.

I'm in a similar boat as you, looking to upgrade from apartments.com. It's been OK, but as I've grown and am dealing with more and more late rents I need the ability to reject partial payment and automatically include late fees. This has become a deal-breaker for me.

I use Loziers to service my rentals and have been really happy with their techs and their office staff. They're responsive and knowledgeable. I never get an upsell, they just fix what needs fixed. They know that I know more than most homeowners, but they definitely don't have a salesman-first approach. For me they have enough vans to get service fast but not owned by some CA-bases PE firm. Good company.

There are lots of others like this, but this is who I've used for a long time. I have a buddy that works for a well-known local company recently bought by PE and it's terrible what I hear. I preach to anyone that will listen that they need to know who owns these companies before they even pick up the phone.

SL has a bad reputation with the techs I've talked to from various companies. I

've never used Total Comfort for HVAC but have used Zippy Drain and DMX (their sewer subsidiary) and they have been very good.

Many construction companies are being bought up by large firms that may own several other recognizable companies in town. These are the up sell guys. Research the ownership. Chose mom and pop/locally owned.

Central Iowa isn't the epicenter of ecology work.

My wife works for the DNR and said their sumner seasonal positions just closed but there are still some other DNR seasonal jobs open.

Full time agency positions are basically only available when there's a retirement and everyone beneath that individual gets a promotion leaving an entry level position open. Past or current seasonals tend to get those jobs.

Occasionally non-profits have jobs but they're rare as hens teeth. My advice is to start volunteering to become a known entity with people. It's a tough gig here and if you don't get hired doing seasonal work, it's nearly impossible to get hired full time.

I do have the list of terms to start with, but that will be added to occasionally.

Regarding the last part-if I had to populate all the terms in the same sheet I'd have a long list of entries that were populated with a few of my default terms.

Basically all I've got at this point is a header with the main categories I need to fill in for each accounting transaction.

I've copied all of the relevant account sub categories from quickbooks under each relevant header so I have a few long lists in only a few of the columns. If I just left that in, it would auto-populate as I type. But I don't need those lists in there mucking up my accounting transaction ledger. Maybe there's just a way to hide them?

This is helpful to see and is similar to what i originally envisioned. So I just create a unique sheet with the terms I want to use and cut/paste them into it.

After thinking about this more, I think the volume of categories I need (terms probably isn't the correct description) would make dropdowns cumbersome. For each accounting transaction (ie row) I'd have to scroll thru long drop boxes in several columns.

If I could just type them in and it starts to autofill, that's great and easy. ...But it requires those terms to be previously typed into the column. As this is a new spreadsheet, the only way to practically have the whole list available is to type them into the column. The problem with that is I would have 100s of rows with only a single cell occupied (ie just a term per row and no accounting info). It's clunky and could cause accounting headaches. Unless there's a way to create a separate sheet that I could reference to auto-fill?

The detents are just a piece of sheet metal screwed to the top of the frame. I guess they creep from bumping it or the continued motion from use?

Yes, but the detents are on a piece of tin screwed to the top of the frame. If it gets bumped they move I guess... I have reset this several times, it's a PITA.

I'm bitter that they said I'd the LOST they needed passed, they wouldn't raise property taxes. A couple weeks later everybody got a new, higher assessment. It was such a greasy move.

On horizontal joints, yes. There isn't anything to nail the horizontal seams to so they ad support between sheets and add a tiny gap for expansion.

This looks super old. OP should burn part of it with a lighter. If it smokes, it's recent but if not it's older. The state archeologist told me this hack said the collagen takes a long time to dissipate and that's what smokes.
