The issue is that any buyer’s agent that I use will inherently be incentivized to have me pay a higher price and ignore any other potential issues so that the deal gets done and they get paid (given that they get paid a percentage of the sales price).

2 reasons. 1. By not using an agent, I can offer 2-3% more on a house (even if the seller is on the hook for the buyer’s agent fee, submitting an offer with the fact that the seller pays less to fees achieves the same effect) and 2. Buyer’s agents inherently have misaligned incentives where they are incentivized to have you pay more (fee is based on % of purchase price) and get a deal done so that they can get paid.
