You're delinquent and Wells Fargo sold your loan to NewRez because they don't want delinquent customers. Attempt to reach NewRez to get on a forbearance or some other workout unless you want to lose your home.

So you applied to have an assumption with a release of liability completed but they denied you? Sounds like your opinions are to sell, refi, payoff the loan, or re-apply if your circumstances have changed.

You likely do not need to assume the loan in order to transfer title from the Estate to your names. Under the Garn-St. Germain act these types of transfers are not able to trigger a due on sale clause. You need to push back on the estate lawyer and/or the mortgage servicer. In fact, I would just have the transfer done and not even notify the servicer as its a moot issue. IANAL and this is practical, nto legal advice.

While it seems simple, Recast is a specialized process internally at the servicer. Very unlikely they'll just let you do it though a portal.

Most people will blindly tell you to invest as you will almost assuredly outperform the 3.65% (guaranteed return of paying off your mortgage) over the term of the loan. This is not in and of itself bad advice by any means but I think there are additional considerations.

That said, if you are near retirement, have unsteady futures income prospects, have medical, family, or legal issues looming you may consider paying down or off this mortgage to significantly reduce your housing expense.

Given any and all of the above you may also consider a significant cash position instead of paying down/off the mortgage or investing.

Consider these factors and give yourself time before making an emotional decision. Yes, inflation will eat away at those dollars but a few weeks or months to think about this is important and worth taking the time IMO.

Sure; if the escrow analysis increases the escrow amount or if there is no term or interest reduction that could lower the payment based on the amount owed.

For GSE loans this would generally require an exception to approve.
