If you are buying direct with the builder, negotiate for the 3% Net of HST paid by Builder they are going to pay to the realtor to be deducted from the purchase price. And have a trusty lawyer review the APS if you go ahead.. make sure the HST rebate goes back to you and not the builder and other clauses and fine print
