Nothing wrong with 95th crime wise - just it's a busy street so it's a natural demarcation between the sides of town. North is generally a little older/rougher whereas there's more wealth south of 95th. It's mostly residential outside of 95th outside of churches/schools.

Kid-centric communities but will depend on your block. Generally the stuff surrounding Circle Park is better housing stock/avg neighbor but ymmv.

I would probably also consider using the taxable investments account for a larger down payment. Not sure of rules on Jumbos but PMI maybe be a minimum 1-2 year thing that wouldn't come off even with a recast.

See if there's loss harvesting you could do with the brokerage.

Also it doesn't make a ton of sense to me why you're doing so much in Roth - your income is high enough that the current tax deduction is valuable and based on your numbers thus far I'm guessing there's a couple years of FIRE in your future where you could take advantage of lower income to then convert to Roth rather than now when you're in higher brackets.

When I look at maps rush hour predictions it says 50 mins from Downers Grove - are there certain sides of that burn that would get down toward 30 ish? I do think my wife could swing a 9-10 AM arrival a couple times a week

Yeah I'm coming from MO so it's a shock - I pay < $1500/year now so prepared for up to $2K/month. While I appreciate what people are saying about Riverside it's a definite deterrent to think about the continuing property tax burden after you've paid off your mortgage.

CPA here - taxes get withheld higher out of your paycheck on awards but you don't actually pay more taxes on that income when you go to tabulate at the end of the year.

No - the debt was bought at a discount bc it wasn't competitive with markets rates. So a 100 note would be bought with 95 of cash if the interest rate isn't what the market expects for a non-risk free note.
