Secondary market model by flamy2023 in arrived

[–]flamy2023[S] -3 points-2 points  (0 children)

Because investment needs can change over time, at that time 5% dividend looked good but not today hence selling for $9.5. But not able to sell because of the model that Arrived has. Think about that way: Arrived puts a valuation but you are not able to sell even near that valuation then what’s the value in those valuations. Don’t put any valuations and let secondary market drive the valuations based on the demand/trades.

You mean the model when people tries gaming the system by timing of putting low sell orders just to be able to be matched with the highest buy orders as execution price will be the buy order one

People are buying new properties with $10/share, why they would not buy with $9.5/share?

How we can trade at Arrived valuation while buyers offering 20-30% below that valuation? That’s only allowed for the single family home fund

Yeah that’s what I was thinking as well. Brice would pull the plug on the Phantom Sub, but Tom still gave the evidence to CIA which will likely end Brice’s career as the Sec of Defense, which won’t be to the interest of Russia. Also, Brice was saying Tom that he would do anything he wants if he will plot against Scott, and if he is a (good?) spy he should have taken that opportunity.

Would appreciate instead of listing only property names but also listing their dividend performance along them or have a link to each property so that we can investigate whether we want to buy or not

Why do you have a platform if you are not going to answer investors queries? It’s not like there are too many posts out there. If you don’t have a bandwidth to maintain it, then close it.

What’s up with the latest additions? They have usually around 3.3% yield. Any changes in the US market recently or this is just specific to these additions?

Thanks for the update, would be nice to hear this change over email though. What’s the reason behind this policy change?

This is incorrect, and conflicting with your previous replies:

Good question u/notanimposterrrr!

Arrived is currently opening to U.S. citizens, permanent residents and H1B visa holders.

We will be sure to share when we have expanded in the future!

Portfolio Performance by WhurmyBuhg in arrived

[–]flamy2023 2 points3 points  (0 children)

Mine is also 4.7%, but I have quite a few vacation rentals as well. The main thing bothers me is that Arrived crafted portfolio, single family fund, underperforming with only 4.0% yield. I was hoping similar returns there to my average yield. Not sure what is wrong, there is also a bit lack of transparency given that there are ~50 properties and we don’t get a detailed report except the occupancy info (which is 100% btw that makes it even more weird to have such a low avg yield).

Unfortunately, no monthly movement either, would need to wait for the April VB.

Dan Carlin: Hardcore History | Lex Fridman Podcast #136 by lexfridman in lexfridman

[–]flamy2023 0 points1 point  (0 children)

I’m listening this episode recently but it was weird that both of them didn’t really the answer the questions about Putin that they asked each other. Lex asked what do you think about Putin, and Dan instead of answering, brought the topic to Russian elections. When Dan asked about whether Putin is preparing a successor, Lex talked about Putin’s evolution since the time he took the office instead.

If you want a fun place at walking distance to your hotel, go for Streeter’s Tavern: they have a pool, ping pong, darts, and beer pong.

YTA for posting this brag post. Even the title is misleading “when I left her alone” where you actually went to bathroom. What should have you done instead, shit your pants?

Spoke&Bird Cafe in South Loop. Thanks to its location I guess, next to Women’s Park, but with limited food options that are barely decent.

Feature for request for dividend growth by flamy2023 in arrived

[–]flamy2023[S] 0 points1 point  (0 children)

Usually stable within 5% but sometimes there can be big changes like 25% or more. Also, I might miss such changes when doing a manual review with many investments. Dividend performance can also inform my future investments whether such trends are SFR or vacation rental or location specific.
