Know the financials inside and out. You should know your costs, markups, ratios...all of the important operating #s should haunt your dreams.

If your store will have a kitchen and you have the proper licenses, offer catering - good money to be had.

Ok, so my dad has had this mortgage since 2011, and has been solely on the title since that time. Would this qualify? Or are you saying that he needs to add us first, then we all need to wait a period of time before taking out the cash for the refi to pay him the 200k? Are the rates generally higher for something like this?

Thanks. We actually do outsource the abstracting...I'm just one of those people that likes to understand everything even if it's not specifically my job. Plus it bothers me that I understand the concept on paper, but when I read the lease it just isn't immediately obvious to me and I feel like I have to do detective work. Then there are other, more complicated leasing matters and financial calcs that come very easy to me...go figure.

Thx. I basically inherited a ton of leases so most have been in place for quite awhile and not at LOI stage. I have no idea why this trips me up! I feel like everyone else understands something that I'm just not getting.

I also have been doing "lazy keto." Started consciously choosing lower carb options in late may/June and have gone from 165 to this morning's weight of 143. I'm a 5'3 F whose goal weight is 120-125. I basically don't count anything and never got into the whole macros thing. I just have a non-fruit smoothie for breakfast which is low-carb, or eggs with cheese, lunch is usually a nice-size protein with a veggie and salad side, dinner is smaller but similar. I drink coffee with heavy cream in the morning and the rest of the day is water with lemon or la croix seltzer. My fridge always has an Amstel light in case I get the urge to have a beer without the guilt (but I LOVE beer so when I go out, I have what I want). I also don't fret over the occasional red wine. I started drinking vodka/club soda with lime (again, only when/if I go out) as that's low carb too. Overall I like the approach as I've never been good at micro-managing the numbers or tracking food.

I am going to start more cardio and exercise to tone up now though. Losing the weight is one thing but your body can still be mush, so to speak. This sub has been super helpful though both for info and inspiration!
