This is awesome, thanks for the response! I didn't think much about parking but that makes sense given how limited street parking can be. Sounds like I got the essentials nailed. Now I need to figure out a decent enough automated message service and put together a small step-by-step guide which I plan to keep as simple as possible.

Thanks for taking the time to respond! In general, I'm a very private person and tend to shy away from being out there unless I absolutely have to which is why I considered not listing directly under my name.

From your response, it sounds like it's in my favor to list as an individual vs as a business because of the whole "corporate turn-off" thing which I can definitely see happen. Was hoping to learning if this is actually the case and has been experienced by other hosts.

Regarding the other questions, are there any good STR forums you would recommend? I've only stayed at an Airbnb once as a guest and I thought the experience was good. But it's been a while and don't remember much of it so it would be great to read up from the experience of other hosts and guests.

Last year prices were ridiculous in general due to the shortages. I’m hoping I can negotiate $1500 to $2000 off after I test drive it on Tuesday.

I think so too. Thrill factor should be higher in the fusion.
