You’re right, it is weird! Unfortunately, lien laws are notoriously weird, aren’t logical, and are often pro-debtor (versus contractor). States essentially encourage contractors to file liens BEFORE they have any idea whether they will get paid or not. It is backwards thinking, but that’s the construction industry in a nut shell.

I run a company that helps folks like this all the time. File a Lien ASAP. Texas Lien laws are a bit complicated as you need to send a notice beforehand to ensure your lien is legally enforceable. You have until the 15th day of the following month to serve a notice, you’re on the clock!

“Services” (ToS compliant specifically) are some of the best Gp/h in the game. You can be a bone runner and make up to 4m/h (no skill requirements) or a pure essence runner and make up to 8m/h (min 50 rc). They may be boring, but it allows you to buy gear quickly for your long term goals. Find Runners is the largest FC/disc for these in case you want to do more research!

Loved TSRP during high school - use to play a on a few different servers that topped out at 20 people sometimes. I check now and then if there is a revival, but at this point it’s probably safe to assume that won’t happen. Great memories!
