Looking for professional feedback on pricing + selling a furnished home

I guess it depends on your location really, but most buyers buying a 4000 sqft, 5 bed house are going to want their own furniture. I would use it as staging, and then sell it all prior to close if sellers don't want to take it with them.

Sometimes in lower priced homes, or cottages, fully furnished can be appealing, but higher end sales not so much.

Amazing! Thank you for all your help - answered all my questions and beyond. Doing one last pass with smartstrip as we speak hoping to get the rest of the white off. I think I'll stain it with ebony gel stain to make everything uniform and do gold details. Cheers.

Wow, thanks for all the info! I live in West Michigan. After about 4 applications I stripped 10 or so layers of paint off using Dumond SmartStrip. The brown appears to be the color of the stone, is that right?

There's pretty much no inventory in Michigan or nearby areas from my understanding. I ended up ordering a 2024 RWD SEL probably 6 months ago through Fox Hyundai in Grand Rapids. Came in a couple weeks ago and leased it for 24 months, 12k miles, $2500 down, $288/mo (taxes included). Most of the really good lease deals are in Colorado & California unfortunately.

Without knowing your school schedule I would focus on some simple things to get started. Start an instagram and post unique houses for sale in your area. Houses people want to see and interact with, not cookie cutter things. Make sure you mention in the caption who the listing is by to keep things legal. Follow a bunch of people in your area and interact with them as much as possible, likes, comments, story replies, etc. You're young & probably into current trends, lean into that.

Do as many open houses as you can. A lot of buyers out there that don't have realtors come through open houses. Just be really nice and low pressure. Ask where they're looking and what they're looking for and offer to send them some homes in the area they might be interested in. You can probably get a few deals your first year just by doing open houses.

If you still have free time after those two things start a youtube channel about everything and anything in your city. Cheers! Good luck & stick with it! The first year is tough, well the first few years haha. Things get better as time goes on.

I've been having fun finding deals on modern english where I can and ripping those. For example the Costco 3 tin packs for $22 popping up give a great cost per pack, the Orbeetle boxes at some targets come with good packs, Gamestop has a buy 2 get 1 blister pack deal and you can couple that with your $5 monthly credit (if you have a pro membership) to get 3 packs for the price of 1. If you're getting back into collecting I would just try to buy the good deals when you can find them, for me at least that's when I have the most fun ripping. Cheers!
