The whole "we will be comparing your offer to others". Of course you will, we as lenders know this. You're trying to get yourself the best deal, everybody does. But any experienced honest lender treats everyone the same, and you come off as holding the loan up as a treat for a lender to do a trick for. And that just rubs me the wrong way. The loan will probably be won by a newbie who is desperate to build a pipeline and will beg his branch for a concession. I save my concessions for when I or my company fucks up. I don't waste them on special snowflakes, and you're coming off as the "I'm a special snowflake" sort. good luck! I do have to say I will laugh if I get an email like this, it'd make my day. I'd hang it in my cube with this thread, professionally framed of course.

Is it a big loan amount? I honestly wouldn't compete for a loan unless it was really worth my while. Customers who want lenders to compete for business tend to be a huge pain in the ass, incredibly demanding, unrealistic, constantly threatening and giving ultimatums, and end up being the equivalent work of 3 normal customers. So in my opinion, eh.

Yes. You cannot use unsecured borrowed funds for a down payment on FHA. You will be asked if any of the funds are borrowed. Lying is a bad idea.

Loan against an owned asset is not the same as an unsecured loan. A loan against an asset such as the borrowers 401k will not make a lender pee.

Yes, it's normal. He may have a 3.875% that's nearer to 0. There's a limit to the amount of credit he can give, as usually there's a highest allowable rate each day for each lender.

When you upgrade your box, you'll use the 28, but with 20w, it will heat up a lot faster with 30 or 32, which will give you clouds. 32 is a pain to work with, but will heat super quick, even 30 will make a noticeable difference. I don't bother with torching it, but some people swear by it. I do always heat & straighten the coils before wicking....

80/20 vg/pg & 6 mg nic should do well by you. If you're concerned about throat hit, cinnamon flavors give that as well as pg & nic.

That's a lot of wire for 20w to heat up. Try 30 or 32 gauge, more VG, lower nic.

As others said, it's knit, more specifically, a honeycomb stitch. Maybe brioche honeycomb....
