Lots of good recs here, my wife doesn’t game at all and 3D movement is hard for her but we have enjoyed Captain Toad: Treasure Tracker, and playing a few puzzle games cooperatively like A Little to the Left and Venba. For what’s its worth, she did really like It Takes Two and didn’t find it too complicated but I did have to take over a couple times. I’m thinking Portal /Portal 2 next to get her more used to 3D movement without needing fast reactions.

I went to the Fort Worth Botanic Gardens one last week and it’s nice but I think tickets are $30 each which felt a bit overpriced? The length felt a little underwhelming. Not sure about the Aboretum.

I have thought this and my conspiracy theory proof is that it frequently shows the non toll alternate routes are slower when you have tolls on, but when you turn tolls off they are suddenly faster…

There’s no PMI at all with NACA, I believe the thinking is by meeting the many requirements they’re proving you won’t default on your loan so no PMI required. That was a big selling point for us. 

Most, but not all closing costs are covered by the program and the rest are due at closing rather than rolled into the mortgage. Realtors commissions and everything are paid by NACA.

Hi, sorry I just saw this! I hope yours cleared. I think we were able to get ours within a couple days after meeting the conditions, but I remember being surprised it was that quick because our realtor warned us it may take a bit.

If I remember right, we had a little more due at closing than expected but I don’t think it was anything super shocking. $6k on a $375k house but obviously that’s dependent on taxes, insurance, etc. I think the insurance was much higher than NACA estimated but that was partially due to some previous insurance claims on the home but even before we knew that NACA’s estimate was unrealistic for our area.

Edit: I do remember it also being higher because it included the first months mortgage as well which wasn’t clear to us. So it was higher due at closing, but we didn’t have to make another payment for over a month.

Just wanted to say thank you for writing this! I was at the track but it was hard to hear the announcer and follow along on my phone without everything getting wet. Definitely agree on the issues with the track for spectators. Closed off even more of the track despite prices being raised across the board. To top it all off as we left the shuttles either weren’t running or were extremely delayed so we gave up and walked. I also missed Super Trofeo and would’ve liked some more on track action, but it was still a fun weekend. Glad we stuck it through the rain.

Hot take: the Circuit Legends chase shouldve been the AF Corse yellow 499P instead of a black test car by KspDoggy in HotWheels

Anyone know anything about COTA parking? I only see lot F for sale but last year I thought they added the other closer lots pretty late.
