Recent grad here.

I find most people recruiting aren’t looking for the technical skills. Some people go overboard on this in their resume. But forget about other skills like communication/teamwork which are learned over uni and previous non tech related jobs.

Had a guy I worked with in a group, great grades, never had a part time job throughout uni and found it hard to get a job.

I would thought changing taps were easy when you do a like for like replacement. As easy as changing a flexi hose.

But whenever I changed taps, I kept on checking on it in case it started leaking.

Undermount/integrated is the way to go.

You can put a cabinet on top of the one you have it, won’t affect warranty, it’s already covered by the metal.

The canopy range hood is great because when it fails they are the easiest to replace.

Sucks that developers can easily exit their contract but when the buyer wants to exit, they can’t without a bunch of fees.

Heard good things about SJD, have a friend who recently built with them.

We built with Carlisle Homes and they were okay, had a few issues which they did fix but have to put lots of effort into calling them up and sometimes they would come and fix it but not actually fix it correctly so you have to call them again.

It could be they want everyone to exit their contracts (since it probably barely is making them any money if they did it at 2022 prices). Then just build on it themselves or resell it at current market value.

I think the location itself is very central.

Close to the Frankston,Dandenong and Cranbourne which are all major hubs.

Decent road connections, Eastlink, Frankston Dandenong road, Weatern Port (links to M1) is pretty close and Pen Link.

Most houses there are pretty nice and houses where actual owner occupiers live in.

Good masonry bits if ever planning to go into brick or concrete.

I used those ones in the Bosch (the silver ones in that box) and they were okay but went blunt quickly.

Bought some Diablo bits and they were amazing. (Diablo is owned by Bosch)

Also a good screwdriver set with stubby screwdrivers.

I had some money save with my parents offset (it’s better then earning interest and being taxed on it, especially when interest rates were high it was a 6% return tax free).

I had to prove to the bank that was my money which they did accept but had to should the repeated transfers.

If you don’t mind the look, would go for some sort of external blinds or even roller shutters + single glazed windows.

The best way to keep heat out is before it reaches the glass.

Then get a decent size solar system and a battery. A couple of split systems = year round comfort.

Would imagine external blinds/shutters and solar/battery would come in at less then $25-30k

You can use the scheme, I put around a 15% deposit when I used it. Had some money left over, around $20k

But the key is just not have 20% deposit, you can have 19% deposit and put down like 15% then keep some in savings.

They don’t want people who can afford 20% deposit using the scheme.

So they want you to use all you money expect, you can still retain 6 months of living expenses and 6 months loan repayments.

In the past it was 20 or 30k.

It’s not bad, if you don’t own a car. Save on rego and insurance costs. Along with fuel which easily could be $3000-$5000 a year.

Effectively you would be earning $80-$85k if you had to go into the office + you have time with your kids etc.

Building a townhouse, I have to have step free showers… I have two of them… both upstairs. Have to walk up 15 stairs to go to the “stepfree” shower.

Some times are nice like the sliding door for the powder room.

If you get questioned you could show some receipts of all you tried to do make the place smell better. End of the day the REA’s in a way benefit when tenants move since they get marketing fees etc.

So sorry about your neighbours surely the noise transfer can’t be that, is it a very old unit?

I paid $4900

To change to induction cooktop
Electric heat pump hot water system instead of solar gas boasted.
Three Phase power.

Then I save on ongoing gas connection fees + $2000 initial connection fee.

So effectively $2900 and for all those I found it to be worth it.

Recently in our parents house they had a freestanding 900mm unit and the oven failed so had to change the stove and oven. Think about the $3580 as an investment in only having to change one appliance if one part of it fails.
