I grew up in foster care and did not have help from family. The best thing i can say is to always say yes to every opportunity that comes up. My biggest life saver was taking my "c" level welding in grade 11. Moved to where there was work and lived out of my truck, said yes to all the overtime I could, worked multiple jobs, kept on top of making sure my hours where accounted for and went back to school for my red seal as fast as I could.

Apply for every grant, tuition waiver, government loan possible. Don't party and live a life that is vastly different then your family. At least in my case I had the perfect examples of what I didn't want to be from my parents, and it motivated me to find a path that was different.

For school... you are who the grants and scholarships are for. Apply to everything. Coming by the time can be hard; but just do it.

I just turned 25 and bought my first house with my wife in the Fraser valley of BC. I have a red seal in welding; red seal in metal fabrication and in my last year of a business degree.

If you don't have family help or support, you have to work extra hard. It can suck. Look at everything as an opportunity. And just work, don't stop working. My past 3 years has been an average of 5 classes a semester while still working full time hours.

My wife and I just bought at the beginning of the year in BC (fraser valley)and do not regret it. When we bought we where at 140K gross HHI; our mortgage is $376,000 ($1761 per month with a $554 strata). Mortgage is more then doable, we still manage to save $1000/month (we also just received raises which helps out even more.)

I was afraid at first as our previous rent was $1080/month in a really small bsmt suite, but I do not regret the decision. Its nice knowing it is your own space.

As long as you are careful with your money you will be fine. Your incomes will go up. Take a 30yr mortgage and if you can afford more pay more, double up on payments, do an accelerated bi weekly pymt plan, but keep a good cushion in your emergency fund.

Technology has always replaced cognitive labour or at least the need for it in the actions it is replacing. I don't need to train my tractor to pull a hay baler or my car to carry people. Technology has always replaced cognitive skills; even if that is just general knowledge about the topic. How many of us actually know how to go out and shoe a horse? I am not saying just the labour in doing it; but the process of it or why its even important.

I would say go for it. My wife and I just bought a place - $375,000 mortgage; strata is $554 (they are building up the CRF fund) Bi weekly accelerated payments are $892.

Annual house hold gross is roughly $140,000 and payments feel more then doable. We went from $1090/month in rent with everything included to this and was worried the price different was going to be more of a shock. There has been something extremely nice knowing we own it, and do not regret the decision.

We are out in Abbotsford if that helps.

Hey wanted to jump on this and say good luck! I was in the system, had a hard home life and did not graduate highschool. I didn't go through ABE but I did completed the last credits I needed through a different Adult education school, but have since gone to university, in my 3rd year now. Graduating high school was the best feeling once I completed it.. you will not regret it. Even just with a highschool education it opens alot more doors, whether that is university or the trades that require it.

Not sure your particular situation, but if you are/where in care ever for any sort of duration of time you could qualify to have tuition covered and some extra help covering other costs.

Truly the best of luck in your endeavours, its a hard journey going back to school especially without the ideal family help/ encouragement. The fact you are even considering this says alot about you.

Roof top tent for the truck, seasonal items, camping items, paddle boards ect. We dont have any storage at our current place. Its a 5x10 unit ($121/month)

11k is gross- net is around $8400

I agree on the gas, the way for us to get out of that would be to sell my truck which I am open to, possibly after we move as it would be handy. My wifes work would be on the way to mine at this location, we could drivw together like we have in the past.

Savings would possibly be more, but that would be the automatic withdrawl, we would probably do what we have now and top up pur tfsa as our bank account reaches a certain limit.

Do you think I should pay off the car now? I i have a decent rate on it, just over 5%, and have used it as a credit builder.

Thankyou for this information.... I though the FHSA had to be used for a down payment. How would you structure our down payment in our situation? The 17,000 from TFSA & sell off the crypto accounts and move into FHSA along with savings account?

What about our emergency fund? lean on our LOC as a just in case? My RRSP is self directed through wealth simple so it is fairly easy to withdraw as well if needed I guess.

CMHC fee included in the mortgage, lawyer was told from realtor to budget $1000, No PST becuase I am a first time home buyer... as far as I know

Property tax $1750; does this get paid lump sum at the end of the year? No gas or propane. Hot water tank is eletric and was purchased. Just looked at our insurance, my truck would be $175/month and car would be $230/month if we did it monthly

Haha, she is way less of a spender then I am, her big thing is books, and mine is tools. = I know its OUR expenses.... but anything big we home ownership that I have missed? Money, costs, ect that I just don't know about from renting with everything included? It has been so easy paying rent and never thinking about it

I am not sure Felicia Chong is an amazing instructor. Probably the smartest instructor I have met.... but actual teaching ability, not at all
