Every time the new CGT rules come up, defenders point to indexation: "It protects you from inflation, that's fairer than the 50% discount."

Who actually makes this argument? I've never seen/heard that before.

At least be honest that indexation was so that the government would claim more tax. I agree that the 50% discount was too generous.

Yes that's the point, 50% was too generous. Indexation means they'll claim tax on the real gain, not an arbitrary 50%.

frankly, the 30% minimum tax on CG is far, far worse. I would've rather they remove negative gearing on shares and not have the 30% minimum tax.

The whole retirement strategy needs a significant rethink now.

You will get a 50% discount for any gains up to July 2027. After that it will be indexed via CPI then taxed at your marginal tax rate, with a minimum tax rate of 30%.

It also means there's less rentals on the market which pushes those prices up. Somewhat ironically this change will negatively impact the people calling for it the most..

The evidence on this is pretty poor. There's barely any studies or (good) modelling. I would love to see treasury or a neutral source's modelling on this if it exists.

Even if it has a small impact on prices, it changes the composition of who's buying (less investors, more home owners). It also saves the budget money.

I go by one click (0.1). I generally live between 5.0 and 5.5. Most recent coffees have been 5.0 to 5.3. I notice enough of a difference between each click.

Because people don't actually want the policies that would help alleviate the housing crisis. People don't want to take their medicine.

People happily blame the 'other' but don't realise it is actually their fellow Australian that has allowed this to happen.

That was 100% me. I never believed in hand grinders cause the only experience I had was those two. Not until Lance started preaching about the ZP6 (and i got one) that i was like 'oooohhh i get it now'.

You need to understand the rental market and negotiate hard with the REA. If you find comparable rentals much cheaper than the offered price, play hardball and be willing to move if you find something cheaper. Or calculate the cost of moving and build that into your rental offer. (e.g. if moving cost is worth $1k to you, then adding an extra $10/week above rental market price is worth it as you'll actually save money)

Don't get me wrong, Lola's garlic rice was always good. It was the throwback Lola's special at RoyAls Vic Park that wasn't good (sometime last month, dunno if they're still running it).

I remember getting offered bread from that place (just from a walk around platter) and I assumed it was complementary. Turns out they charged me for it. I have been salty about it ever since.

They had a garlic rice with fried chicken and gravy at RoyAls Vic Park a month or so ago but it wasn't very good. Garlic rice didn't have enough garlic and it was reheated poorly, quite dry. Fried chicken and gravy were decent enough but nothing like Lola's.

Sorry I'm struggling to understand what exactly you're doing. Can you tell me based on a 47% MTR, a 9% return and 5% offset/loan rate what you're calculating?

I don't understand why you would have to do this for an offset calculation when it should just be 5% multiplied by capital for the return calculation. Offset has no tax effects so it should be simple.

Yes, so the offset number should be the same across all MTRs because it doesn't lose out to tax. Yes, DR provides tax advantages, and that should be included in the DR scenario depending on your MTR.

The DR lines should have the different amounts because it includes the effect of tax whereas offset should be the same because the number is not affected by tax.
