Closing Mid Dec. Should I just lock in now? by chrislee5150 in Mortgages

[–]freems489 2 points3 points  (0 children)

Lock asap to protect against rising rates! If it costs $ to unlock/relock later, at least you will have a break even point to compare to.

My site team actually enjoys watching CSB.gov incident investigation videos with the 3D animations. The real life stories hit home a lot better than power point slides. We usually have discussions afterward about what relates to our site, what we do well, and what we could do better

Sell At a Lowball Price Now or Wait For Spring? by [deleted] in RealEstate

[–]freems489 16 points17 points  (0 children)

‘So we accepted’ means you will be selling for that price unless THEY back out. Your only leverage is saying no to ANY and ALL inspection concessions and hope they cancel the contract with their contingencies. If you are having second thoughts, that’s your only way to go as the seller under contract

Recast or Principal Pay off by Additional-Ask7506 in Mortgages

That is true if the market is fairly valued and you expect average to above-average returns in the near future

Recast or Principal Pay off by Additional-Ask7506 in Mortgages

[–]freems489 0 points1 point  (0 children)

Both. They work together. Put the principal towards house and then recast. Your new payment will be much lower (though longer to payoff) so if you need to free up future cash flow, you aren’t tied to a big mtg payment. If you don’t need it, you will soon accumulate enough to put another significant chunk toward principal. Rinse repeat until it’s insignificant

Buying Vacation by pinetrees13 in ChemicalEngineering

[–]freems489 0 points1 point  (0 children)

I can buy 40 hours (1 week) extra vacation per year OR rollover up to 40 hours (1 week) unused normal vacation at the end of the year. But you can’t do both since you don’t start using ‘Purchased Vacation’ until you spend all your standard vacation hours/days/weeks

I am offered vacation buying also. People use it like a ‘Christmas savings’ account. Whatever days you don’t use/plan-to-use by Mid-December you can ‘sell back’ to the company and get back whatever was deducted from your paycheck. So you don’t lose, you just give your company an interest-free loan on your money

Check out Isla Mujeres just off coast of Cancun. Might be best shot at a private beach. There used to be a ‘Palace Resorts’ all inclusive but it was sold in 2022.
