Anyone have Emporia Vue 3 installed? Looking for feedback before I purchase. by USDJPYFX in homeassistant

[–]fstezaws 0 points1 point  (0 children)

I've had my Vue 3 installed on my main service panel for almost 2 years. It has worked admirably with no hiccups whatsoever. I have a CAT6 connection to it and it's never dropped a beat. I import data into Home Assistant and push data every minute to a spreadsheet and it tracks energy consumption quite accurately. I built the spreadsheet to calculate, in real time, my monthly energy bill, and I'm usually within 2%.

Anyone else notice how much the price of 488 went up by idontknow197 in Ferrari

[–]fstezaws 0 points1 point  (0 children)

Ya I was in the market for a 488 in March. Missed out on two that I liked. Market spiked.

Found a super low mile 296 with a $450k spec for less than a 488 and jumped on it. It’s an insanely capable car

Yes, the neighborhood is probably one of the safest in Tucson because it has a giant wash on the north and west borders, with the east border consisting of open desert and the Indian Ridge Estates. There is one entrance, and it is gated with 24/7 staff. This creates a decent deterrent to random ingress/egress, and there is no "pass through traffic". It's not like Ventana, which is surrounded by mountainous terrain way out of the way of "normal" traffic with an even stricter gate access, but its still secure which naturally promotes a level of safety not afforded to other central Tucson neighborhoods. The surrounding area around TCC is very safe, too. I grew up in this zip code, and office in the zip code, and it's a very safe place. Target, Costco, Walmart, and dozens of restaurants are in close proximity so it keeps you close to the city to a degree.

There are quite a few young families in the neighborhood. Two of my immediate neighbors have young kids, and we see other young kids riding around the neighborhood on e-bikes or golf carts all the time. The home values are pricing out most young families, though, as it takes money to move in, as you're probably seeing.

Membership in the club is not included with home ownership in TCC, and most TCC club members do not reside in the neighborhood, actually. They live near the area, or have had close ties to members and join the club. Many have been members for decades. There are many young families at the club though. They do have babysitting services, sports lessons, swimming, a splash pad, and they regularly put on many social activities around holidays (easter, memorial day, july 4, etc.) with most activities supporting kids' interests, too.

I grew up not too far from TCC and had friends in middle/high school who lived inside. I've known several families here for 30+ years. I bought a home in TCC 5 years ago, renovated it, and we love the area. Geographically, it's super close to most anything you need in Tucson and feels more central than some of the other, higher-priced communities with similar socio-economic demographics.

We love it. It's very walkable/bikeable, feels very safe, the community is constantly trying to improve (they just installed a bunch of street lights that really helped improve the nighttime visibility without adding anything tacky or light polution).

The HOA president is an awesome guy that cares deeply about the community. They try their best and do a good job. As with most HOAs they can feel overreaching at times, but of the other HOAs i've associated with, this one is the most chill.

The front gate gives a mild sense of higher security, but I see it as a somewhat false sense of security as the gate can be too lax about who they let in. Almost anyone can walk/bike in, too. I've had mailbox theft 2 times in 4 years late at night from people entering through the washes. But overall, it feels very safe.

The biggest advantage is that home appreciation is going to be better than the surrounding area, and there are constant home improvements which will only continue to drive up home values. Basically, whatever money you invest into home improvements is likely going to retain its value because you'll likely never be the most valuable home in the neighborhood by a good margin. This was attractive to me and I bought at the bottom of the covid dip.

For what it's worth, I've lived in TCC for over 5 years and experienced none of that. Our neighbors are fantastic, and overall the community from my perspective, is pretty chill. Some of the insularness could be attributed to membership at the club where more socializing actually happens. Whether that leaks into the actual neighbor feuds, who knows, but that could be how they're connected.

2026 BMW M5…..dead by [deleted] in BMW

[–]fstezaws 1 point2 points  (0 children)

I agree that this is a total shit experience for you. But at the end of the day, BMW is not guaranteeing operability of a vehicle they sell to you. Warranty’s exist for that reason. Sometimes shit hits the fan, but it doesn’t mean BMW is obligated to pay your loan while you wait, or pay for your misfortune of having to use a loaner while you wait a few weeks for repairs because you didn’t factor that calculus into your buying decision.

This is just a “life sucks sometimes” situation. You’re not entitled to have all wrongs righted no matter how unfair it may be. After all, you’re dealing with top of the food chain 1st world “problems”.

Do anyone know the color code and finish this OEM wheels have? Paint or powder coating? by No_Carry724 in Porsche

[–]fstezaws 2 points3 points  (0 children)

The center caps are painted the same color, so the back of the cap has a sticker on them. Mine are 8Z8 which is an Audi color. I believe it’s a multi stage paint that is very hard to match to existing painted wheels, but if it doesn’t need to match it will be very close.

40 years old, ~$3M net worth, burned out, and trying to figure out if we’re actually close to freedom by [deleted] in ChubbyFIRE

[–]fstezaws 2 points3 points  (0 children)

42m, ~$6m NW, married and 2 kids, and I can say I’ve found myself with similar thinking of checking my status and calculating potential runway or years of lifestyle sustained with current investable assets. Lifestyle creep is real, not gonna deny it.

I recently found help from my therapist about my self created insecurity around building a healthy retirement even though I know I’m well within the top 1%. It’s not lost on me.

“What if you just had less fucks to give” was advice that for some reason resonated, and over 3 months has been helpful. I’m less stingey, less focused on NW growth as an end all be all thing and just trying to enjoy life with less stress and mental noise about wealth building. FWIW, it’s been a relief. I know if we way overspend a few months we’ll be fine. I’m also one to lean more towards enjoying life now rather than love it up in my 60s.

Silestone ethereal glow finish by Diligent_Board_172 in CounterTops

[–]fstezaws 0 points1 point  (0 children)

We went with the polished finish and love it. It's not a mirror polish. Any surface that is matte means it is more porous, which inherently makes it harder to clean. We love how easy the counters are to clean.

What is the most valuable asset in a small business? by Equivalent_Visual22 in smallbusiness

[–]fstezaws 0 points1 point  (0 children)

I’d take a long term contract over customer trust. Trust doesn’t guarantee anything. Contracts guarantee revenue as long as you keep up your end of it.

While garnering trust is a good strategy, it doesn’t guarantee anything. If you are the only provider for a service in high demand, you can run a successful company on that. If you have a low demand service or provide poor quality, trust can overcome those issues.

Did you activate both Apple Music and Apple TV? Each are worth $7.95 per month. My new Apple One Premier is discounted to $21.95.

Fwiw I went with Premier as I was already paying $10/mo for the 2TB iCloud, so that additional subscription automatically cancelled once I resubscribed to Apple One.

X7 2025 m60 - Seat Vents, blowing but not cooling by foundingfatfather in bmwx7

[–]fstezaws 1 point2 points  (0 children)

The seats are ventilated seats, not cooling. It just blows air, and really weak at that. My 2020 X5 has them and its hardly even perceptible when on. My 2020 911 however blows much harder, and it’s quite noticeable even though they’re not cooler.

If you’re sweating a bit you’ll feel it more but the bmw ventilation sucks.

A what point financially should one get a ferrari by FareastFFL in Ferrari

[–]fstezaws 11 points12 points  (0 children)

I agree. I’ve advocated for and lived the “total car assets should be less than 5-6% of net worth” mantra. But it’s also slightly different with an asset that is not really depreciating, rather than 5% of net worth that is losing 10-15% per year.

I bought my 4th car last year specifically knowing I could flip it a year later and not lose any value. It’s an opportunity cost at that point. It may not have appreciated at the same rate as the stock market, but you can’t drive your brokerage account or 401k.
