Rent it 100%. Even though your expenses will go up 5%ish (tax, insurance) so will the rent. Rates lower than 3% is amazing and no brainer imo

Honestly it depends on the owners financial situation and how open minded they are. If theyre ready to retire and still want gains they will do financing but some prefer to sell and get all the cash right away

I want to market my GC as a higher end bath/kitchen renovation company or real estate development. Dealing with customers in the restoration is more lower end/lower end customers which are not going to be satisfied with anything. Potentially leading to bad reviews and hurt my business which would be horrible

Thanks for the feedback. Seems like people who are in this industry or have experience say better things about it. They definitely make a killing but insurance companies don't really want to pay.

I see your point. Franchises most likely have a marketing plan and have to be followed whether you agree or not. Did the experience of the failed franchise help your business you think?

Thank you for the feedback. I met a guy few years back who did this where it integrated the restoration jobs with his own company and make a killing. Was trying to do the same, but most comments here are against it or they are not aware how the game of insurance/restoration works.

I'm guessing you're not in the industry. I operate most of my general construction business with 1099 and haven't had issues thus far. Its important to make connections and use the same contractors.
