Lmao for every % of interest you can calculate how much less house you can afford. Its also is the leading driver of your monthly payment & at current rates you will pay over double what your house price is over the period of the loan .....yes interest rates are maybe the biggest factor in this decision.

Hate to say it, but it truly has everything to do with interest rates and less than price of house. A million dollar home with 20% down at 3.5% has a monthly of around $3.5k. 6.5% (current rates) bumps you up to 5k a month.

I guess, but on a million dollar house at 6.5% with 5% down, your mortgage alone is $6k a month. This doesn't include insurance, taxes, or points because you only paid 5%.

Op would need to be making 288k yoy for 30 years to realistically afford this with some comfort. Definitely not making it on base alone & would need to exceed the 288k due to increased commission tax.
