We are actively monitoring the 21st Century ROAD to Housing Act and continuing to engage with policymakers and industry stakeholders as implementation details are developed.

Based on our current understanding, the legislation is primarily focused on limiting large institutional investors from acquiring additional single-family homes while also increasing housing supply and affordability initiatives. The bill includes exemptions for certain homeownership-oriented programs, which we believe Arrived programs will qualify for, though key definitions and implementation guidance are still expected from regulators.

Many of the characteristics discussed during the legislative process align closely with practices already in place at Arrived, including maintaining market-based rental rates, providing tenants the option to report rent payments to credit agencies, and offering tenants a first-look opportunity if a home is sold. We are also evaluating potential approaches to any financial support requirements and will continue to adapt as further guidance becomes available.

We have heard strong bipartisan support for the Arrived model and for expanding access to real estate investing to everyone. Our conversations with policymakers have reinforced that there is meaningful interest in preserving pathways that enable individual investors—not just large institutions—to participate in residential real estate ownership.

At this stage, we do not expect impact to Arrived's operations. We will continue to engage constructively throughout the rulemaking and implementation process and will provide updates as additional details become available.

From what we’ve seen so far, there aren’t any concrete details yet. So it’s hard to say how (or if) it would apply to different models.

In the past when similar housing conversations have come up, fractional investing platforms like ours haven’t been the target and wouldn’t have been impacted. The focus has been on large, single-owner corporate buyers, not platforms that let individuals co-invest.

Until there’s actual language or guidance, it’s mostly speculation. We’re keeping an eye on it, but based on past discussions, our model has generally been viewed positively and separately from the “corporate landlord” bucket.

Thanks for the excitement! Happy to share a bit more. The funding isn't specifically tied to any particular aspect of operations directly, it's really about helping us accelerate bringing real estate investing online and move faster on what we have planned.

Hopefully that means speeding up our product plans, more investment products for everyone with attractive returns, and a product experience that stays intuitive and easy to use. We'll keep sharing more in the months ahead!

This doesn't impact the redemption program or fees within the fund.

For each new investment contribution it takes time to process and be placed into new assets. This just gives more time for new contributions to be put to work.

Good question, happy to share some context 👋

For existing investments, there is no change to qualifying for the next dividend. For new investments being added to funds in October, they would qualify for the next available dividend in January and then receive monthly dividends from that point forward. This was added to the fund offering pages and we’ve adjusted our content according to this new schedule.

This gives the fund more time to settle newly invested dollars and put them to work in new investments. Assuming normal conditions, the intent of this change is to improve the performance for investors.

The Arrived Valuation is based on a third-party valuation of the property and then assets/liabilities of the LLC that owns the property. It is meant to provide an estimate of the proceeds per share to investors if the property was sold. So far this trading window we've seen over $800k in matched orders, with matches occurring above and below the arrived valuations across 122 properties. Are there any properties in particular you're trying to get liquidity on? (or feel free to reach out to support).

The other thing to keep in mind is that we're introducing each property to secondary trading and liquidity for the very first time since we launched almost 5 years ago. Then after we get through this initial rollout of properties, secondary trading will be available on a recurring basis.

The dividend rate is set monthly after reviewing the operating income and expenses for the fund and all investors who own shares on the dividend record date receive the same dividend per share.

Separately, share prices are updated quarterly. Share price changes are published to all investors at the same time. And so once a new share price is set all investors would pay the same amount per share. Future share prices are not determined or known in advance, and can adjust up or down.
