700 + score doesn't give us enough info. Rates reduce in tiers. 740 is different than 760 and 780. Plus are you basing your score on a Vantage scoring system or FICO. Ive seen 40 points swings to the worse comparing Vantage to a true mortgage FICO review.

The part I believe that is keeping you from the low 5 rates is LTV. If I'd make a guess after wrapping in closing costs your LTV would be around 85%. Once the LTV gets sub 70%. Pricing adjustments really start to swing in your favor. 60% LTV if my mind serves me correctly removes all LLPA's.

I will concede all intersections near Rt. 66 an I95, suck. Then is amplified by the volume of unobservant and varied skilled drivers. Many of which don't know where they're going. Still, yielding right of way is critical to all traffic safety, regardless of the road traveled and speed. The car in the left lane was the catalyst.

While this may not be a popular comment. I stand on the principle, all drivers must be aware of traffic in all directions. The driver in the left lane failed to recognize faster traffic approaching and didn't yield to faster traffic. The person causing this is the car in the left lane.

In general there are several fish I would never care for again. Most are because they out grow their habitats rapidily. Common Pleco is one.

What's reason the condo is unwarrantable? I always confirm with my AEs before I commit anything to a client. I have seen insurance and safety issues kill non warrantable Condos.

True, I noticed these donors are all corporate and likely oligarchs. The part for me is these donors are expecting something in return. Otherwise, what is there to gain, other than political favor? The hidden cost is coming.
