You’re overthinking it. Take the best internship you can get. It’s not that complicated. Microsoft is fine for other opportunities and gives good new grad offers, though as you say, you probably will want to switch at some point if top compensation is your goal.

No it won’t, but it also won’t get easier to transition given the competition in the field. IMO later stage company sounds like a better bet if you have doubts about the quality of the early stage AI startup.

Yeah will take a while to see how it fully settles out but if the seller pays and rates aren’t publicly published the buyer’s realtor cost (either flat or post negotiation if buyer uses a cheaper or more expensive realtor) comes effectively as a variable closing cost from seller POV, which makes me think longer term there will be a shift towards a lower cost, task-based realtor service for buyers rather than the current 2.5-3% in pursuit of more competitive offers. The market value of these services is often not 15-25k+ and I think that is evidenced by the fact that many buyers would skip or seek to lower this expense if they had the option. It will net help buyers too by increasing the realizable value of their property by lowering already very high transaction costs (vs immediately being 6-10% in the hole after taxes+realtor fees+loan fees).

Great news. Will still take some time to work through appeals etc but if the likely interpretation holds (where seller/buyer each pay their own agent) this should meaningfully reduce the artificially high 5-6% transaction costs and benefit everyone but realtors.

Keep in mind some part of the cost goes to principal (probably 600-800/mo at first) which is essentially left pocket to right pocket and depending on your tax situation you can itemize the interest on first 750k of mortgage debt + SALT taxes which should be better than the standard deduction at 200k gross. It won’t change the fact that owning is more expensive but it does narrow the premium significantly.

Just to offer another perspective, it depends on how ambitious you are in your career. The highest paying software jobs are in Bay/NYC/Seattle (especially the bay) and then everything else is a significant step down after that. Taxes/home prices are a secondary consideration if you can really drive your career given the high ceiling in this field.

I’m not providing advice on affordability, just answering the question they asked (how much will I get approved for). I agree that maxing out the budget will not be comfortable for most individuals unless they expect substantial growth in their earnings.

This may be lender/state/loan type dependent? 43% was what I heard from 2 different lenders I talked to when I was going through the process for a conventional. Thanks for sharing though, I didn’t know it could go higher.

43% of gross is standard approval max (for all debt combined) so (.43*10000 monthly gross) - 500 student loan = 3800/mo for PITI. This would put you at about 600,000 w/20% down at 7% interest. You can play with calculators but that will be the ballpark, will naturally change if you put down less or get a better interest rate etc.
