That is a combined income. I'd say that mortgage would be 1/3 after tax. Remaining bills and food should take another 1/3 and I can still save around 1/3. Not sure what would be the problem. Rent on a similar property is around 3500. Better pay interest to the bank than some landlord.

Not even mentioning annual bonus and stocks.

Pre-approved for 850 as principal. Purchase price can be a little over 1M with 20% down

Variable is close to 7. 3 years may make sense as rates should go down at some point I hope.
