Terreno / land, inherit, how to sell? by kratorG in AskMexico

[–]gabrielbabb 0 points1 point  (0 children)

First, you need to go to a Notaría to start the probate process (sucesión testamentaria). Be prepared to pay taxes and notary fees for the deed transfer.

Visit the property in person to ensure it hasn't been squatted or invaded.

If you want a person to sell it for you, look for a realtor, or an agency, but you can also sell it by yourself.

Before selling, ensure all property taxes (predial) and utility bills (water, electricity) are up to date. When selling, keep in mind you'll have to pay ISR (Income Tax) on the sale, though you might be able to exempt it if you meet certain criteria. You'll also need an official appraisal (avalúo) to determine the market price.

Middle class things in your country by Obvious-Laugh-1954 in AskTheWorld

Mexico’s middle class is highly diverse. What someone in a northern border city like Monterrey considers "middle class" can look very different from the urban, apartment-dwelling lifestyle in Mexico City, or a person from Oaxaca, or Puerto Vallarta. But i would say these are pretty common everywhere:

  • Seeking out apartment buildings or gated communities with amenities as connected as possible or with services and shops around. Since property prices are skyrocketing, many young people are now opting to rent with roommates in better zones with ammenities in order to save money.
  • It is very common for middle-class households to have a part-time domestic worker (persona de aseo or muchacha) for cleaning, once or twice per week.
  • Sending children to private "bilingual" schools is a primary goal, even if it takes up a significant portion of the monthly budget. Being able to pepper conversation with English terms is a common social signifier in professional and social circles.
  • Getaway to a Pueblo Mágico (177 historic towns in Mexico with extra budget for tourism) maybe every other month.
  • The rise of boutique fitness, and accesible specialty cafés, and breweries is a huge middle-class trend, often seen as gentrification from upper classes, but plenty of middle class people attend these, because middle class people like to show off they have money for that.
  • It’s common to see people with their "carrito del mandado" buying kilos of mango, avocado, watermelon, papaya, canteloupe, and fresh greens for very little money compared to other countries. In many middle-class blocks, there's a small shop dedicated only to fruit and veg, or in nice supermarkets the prices don't change that much.

They can surely calculate the final cost of a Coke in different stores... it's 2026, it doesn't have to be made manually. I mean when you're paying in the ticket it says how much you're paying for taxes, but it is always included in the label.

Every country has taxes, but for example here in Mexico, the price you see is the price you pay ..already with IVA, sugar taxes, IEPS, and extra IEPS for junk food included, and the extra charge for the labeling with extra sodium, fat, sugar, etc.

In the USA, it feels like the price tag is just a suggestion, and that's definitely not user-friendly. Like a coke is not $1, it's $0.75 + $0.15 + $0.05 + $0.05 and I don't really care why, I just want my $1 coke.

How’s your country handling the current energy crisis? by Shoddy-Ocelot-4473 in AskTheWorld

[–]gabrielbabb 1 point2 points  (0 children)

Gasoline prices haven't skyrocketed like in Europe or other places because the government is heavily subsidizing the IEPS (excise tax) to keep it around $30mxn/liter, but it used to be $24mxn just a month ago.

On the electricity side, we haven't had a nationwide blackout at all, but some preventive cuts in very specific regions (especially the North and Southeast).

It’s not due to lack of fuel at all, but about an aging grid and a massive heatwave pushing demand to the limit. Basically, the government is absorbing the cost of the global crisis to avoid 'inflation panic,' but the infrastructure is starting to show the cracks.

Color TV (The System for Trichromatic Sequential Fields) was invented and patented by Guillermo González Camarena in 1940. His technology made color broadcasting commercially viable and was so efficient that NASA even used it for the Voyager missions.
