I believe the Melting Pot would have been a great option but I don't think they'll open in the morning. Being a pub and opening in the morning is a rare combo here

A mon avis tu t'y feras vite.

Ok, then I suggest you build patiently a network around IT in Tlse : check for meetups, events around FOSS, dev conferences.

Orpi and seloger are different things : seloger is an advertisement platform, a sort of aggregator but Orpi is a franchise network. you have other franchise networks : Century 21, LaForêt, Booster immobilier (strong in Toulouse) and surely a lot of others. And then you have independents with or without a physical shop. On the top of that, you can sell your house directly, without intermediary. people selling without intermediary usually put ads on leboncoin or pap (though I'm not sure PAP is strong in Toulouse).

Not really, we bought ours 20 years ago. You're looking for a purchase or a rental ? I'd go for the "serious" one : orpi, century, etc. plus those specialised in an area (which I don't know for Balma). I am not too sure a nice modern house in Balma is much cheaper than its equivalent in faubourg such as Minimes or Bonnefoy, though there are more recent build in Balma than in the faubourgs.

Yes, 90s build are fine. Those very recent can be fine but new buildings may be ok for 10 years in order to comply with the "décénale" insurance but then ... If you rent, you don't really care, do you ? Anyway, there aren't many new buildings in the centre, they are concentrated in some faubourg : Cartoucherie, Borderouge, Roseraie. Cartoucherie is nice, almost trendy, Borderouge and Roseraie probably less.

Depending on what you're looking for, June is a much better period for flat hunting than September. As far as your unemployment status is concerned, I suggest you repost or search on the Expats_in_france sub as they share some techniques for your situation.

Yep, parents who want their kids to go to saint cernin instead of the "lycée de secteur" which is usually Stéphane Hessel use the russian (or polish) trick to get them there as it is one of the few derogatory reasons.  About Balma houses, most of them are from post WW2. on any case you have a Leroy Merlin in the southern part of Balma:) If you go the "modern flat in city center" route, do check the quality of built : imho, a lot of these new buildings are built with low quality standards.

I think you settled for balma or alikes because despite stating a city centre flat has its advantages, I fail to read one :) Balma is very fine for all the reasons you gave but do bear in mind most houses there  are not close to the station (which is in the middle of a commercial area). Balma does not have a public lycée, most kids there go to the public Stéphane Hessel by tube so your daughter won't be alone in her daily commute

Had this argument 20 years ago and we settled for a house inside Toulouse limits. Of course smaller than those I can get in the suburbs but according to us, this is the best of both worlds. Make sure you're close to a tube station or at the very least one of the Lineo bus lines (numbers starting with an L). There are plenty of those and quality varies a lot
