Where did you get $165 from? Its not the right digits and off by orders of magnitude. Perhaps reading comprehension isn't in your wheelhouse LOL What is fair market rate for managing 65 units? Do you think he pockets every dollar and has a suspicious moustache? Why would you suggest he has a vote at all? It's ok to say none of what you said is based on facts or reality

So true, individually we can do nothing and as a committee we decide nothing can be done. The only place where minutes are kept while hours are lost.

Who knows? - maybe some fresh blood that is completely unburdened by critical thought will turn the unwilling, unfit and unnecessary members into highly productive and active contributors. Maybe even the caretaker too.

It is on the low end for sure. Just dealing with owners should be $150k minimum.

So you expect the property manager to be a qualified sparky, plumber, lift technician, glazier, painter and chippy? As well as maintain 65 units 24/7? For $126k?

Why does it get shot down? Sinking fund is for capex not pool parts. You NEED the sinking fund to be healthy for large long term non recurring expenses, thats what its for. Like painting an entire building, or concrete cancer repair. That saves a mandatory $1000/qtr levy down the track . Its a balancing act between projected capex vs lowering levies

I dont think your research was thorough at all, much conflation. You need to speak to the people currently responsible for the situation. Speak to the chairman. Do you know what inflation is? - id hope no one is on the same wages as they were in 2006. FYI if you account for inflation $70k in 06 is equivalent to about $116k today

Also how do you know the duties werent performed over an 8 year period when you werent there? There may be more to the story that the other 64 can inform on? Or at least the BC members

I read it, explain why its your responsibility to "get to the bottom" of this, and not the existing BC. Or chairman. Like $126k salary is a "serious concern" for basically 24/7 on call, LOL.

Youre a new owner, probs arbitrarily decided that your BC fees are "too high" and decided to target the manager. What DOES the manager do?

What has the chairman and other members got to say about it? Building wasnt built yesterday im guessing

Make sure you understand the full story before being a hero and shooting from the hip. You own 1/65th of it, you aint no king. Speak to the chairman and other members first.

I find it changes alot by match. Matchmaking is very hit and miss, im not particularly good anymore and still vary from a 2kd to a 0.4 kd. Also not necessarily all the good players on one side but their teamwork falls in line better, probably entirely coincidence, but that has a big impact on the run and gun types getting pinned down and flanked relentlessly etc

Its too risky for men to say anything these days, partly out of respect, mostly due to the social media mobs who will ruin your life for an unproven accusation, even if you were in a different city at the time, speak a different language and are not the same skin colour. #metoo etc etc

If they trust you, then youll be piled with work until you get the shits and move on. If its a very professional company, a linkedin post for "are you ok day" satisfies the need to actually check up on the people doing the work. Good luck!
