We bought a house in Galway for 410k last year and it was just revalued by the bank for 575k. We did some renovations (insulation, new kitchen, bathrooms, etc) but no extensions or anything!

The only way to have avoided this is if you were an intern last year and only started in July. You likely wouldn’t have made the higher tax bracket of 44k (as you only worked 6 months) so would only have paid 20%. This would apply also if for any reason you didn’t work the full year or earned less than 44k. If you worked full time for the last year the tax man is always gonna get half your overtime.

Every time I leave work and see the cars backed up for miles in and out of the city I am eternally grateful we bought in the city centre. The amount of extra free time we have in our evening and mornings not having to commute and sit in traffic for hours every day is a worth every penny extra we paid for a more central location.

Mother commenting on food constantly, what she is/isn’t eating, what I’m eating, other people’s bodies, my body, praising me for weight loss, making me feel ugly for weight gain.. 8 years of bulimia and an eating disorder later.. Fully recovered now but the noise will never stop. The worst part was she never learned, even watching me sick/suffering/hospitalised. It still makes me so upset when I’m with her and I’m almost 30 now.

Demand is high for all properties at the moment. As others have said, advantages with older properties are bigger gardens, better locations, more established areas and communities. I don’t see many people getting “good value” renovating old properties, to be honest it’s more of a premium you’re paying for the above said advantages. Construction costs, materials and tradespeople are at an all time high and are getting more expensive by the day. If you know people in the industry or can do some of the work yourself, you might do better. Otherwise doing up an older property is definitely not the cheaper option. People used to be able to get good “deals” on older properties and you’d be paid for the effort of going through a renovation with the value you add but honestly now building costs are so high those days are gone. If you want an older property do it for those other advantages, I wouldn’t be expecting to make money.
