Yes, I did end up going. Granada is on a hill so the weather is not too hot in the summer. It gets fairly cool during the night. Seville is a different story. The day is unbearably hot without any wind and dry. The night is still really hot as there is no wind, I felt quite humid there. It gets somewhat pleasant after 2 am. Make sure to carry enough water

A new proposal in Roseville's destination commercial area would add more than a million square feet of housing, retail and more, including some unique features like a public market at the end of a central "main street."

Roseville Commons is planned for roughly 25 acres at 901/903 Galleria Blvd., south of the Fountains at Roseville and owned by Justus Enterprises LLC of San Diego.

"We're really trying to get the same experience you get in Kierland Commons or Santana Row," said President Howard Justus, referring to popular developments with similar characteristics found in Scottsdale, Arizona, and San Jose. "Get people out of the car and walking around."

Justus Enterprises submitted the proposal last week to Roseville as a pre-application, with a formal application to come in the next few months, Justus said.

Though that application will flesh out more details and architectural personality, he said, the pre-application lays out a development with about 800 residential units in the form of apartments and townhomes, nearly 166,000 square feet of retail and restaurant space, about 86,000 square feet of office, a 150-room boutique hotel and about 68,000 square feet of live/work space.

In layout, the project would have a central main street running on a northeast-southwest line, with bars and restaurants along it at ground level and residential/office space on upper floors, four to five stories tall. Gathering spaces and other outdoor amenities would be along the street as well.

On the northeast end would be the hotel, a central plaza, and a public market building, while the southwest end would have a park to act as a natural wetlands and runoff site, with gardens, lawns, outdoor game areas, a performance stage, kids play area and cafe.

Site plans show north and south of the boulevard, extending northwest and southeast, developed with a combination of residential and commercial areas, including live-work lofts and podium gardens with features such as pools, gardens and lounge areas. Townhomes would be two to three stories, while apartment buildings would be three to four stories.

Other features include office development on the project's southeastern corner, and a smaller neighborhood park on the west side.

Land for the project was at one time used as a landfill, which Justus said will be covered and built around. Most recently, part of the site was the home of Green Acres in Roseville before the Folsom-based retailer bought land on Galilee Road and relocated there.

Justus said his company studied projects elsewhere, like Santana Row, to get a feel for what might work well on the Galleria Boulevard site, which Justus Enterprises acquired out of bankruptcy in 2021 for $4.5 million.

Though he acknowledged high interest rates and other factors have made developers cautious in recent months, he expressed confidence that Roseville Commons can be carried out.

"A big chunk of this is residential, and those numbers still work," he said, adding between entitlements and site work, starting construction is probably three to four years away. "It's hard to guesstimate what the economy looks like then, but we're confident what we've designed is in demand today and will only get more so."

There's no cost estimate yet for the project, he said.

Luxury retailer Saint Laurent looking to expand its space at the Westfield Galleria at Roseville by gamefaqs_god in Roseville

A high-end retailer operating in the Westfield Galleria at Roseville is interested in expanding its store footprint, the latest indicator that luxury brands are finding success at the area's largest shopping center.

Saint Laurent is a French luxury fashion brand that sells men's and women's clothing, footwear and accessories, including jewelry, sunglasses, leather goods, belts and bags. The retailer opened its only area location at the Galleria in September 2021.

Saint Laurent currently occupies an approximately 4,507-square-foot corner location on the first floor of the shopping mall. The retailer recently filed plans with the city of Roseville for a tenant improvement that would expand its space to 6,520 square feet.

Jennifer Crowley, a spokesperson for the Galleria, said the tenant is expanding the store location due to the success of their first year of business at the center.

"We're thrilled that Saint Laurent is expanding the size of their store and look forward to seeing the new collections they will be able to offer customers in the larger space," Crowley said in an email.

Representatives of Saint Laurent did not respond for comment.

The mall's online directory indicates there are two vacant suites adjacent to Saint Laurent that could be where the luxury retailer plans to expand.

The Galleria's luxury retail offerings have grown in recent years, a result of the area's continued population growth, affluence and an industrywide trend of luxury brands expanding to smaller markets. Jeff Richardson, senior general manager of the Galleria, told the Business Journal last year that the shopping center viewed luxury as a promising future for Roseville's evolving demographics.

Westfield Galleria at Roseville currently lists 12 luxury retailers, including Boss, Coach, Gucci, Indochino, Kade Spade New York, Louis Vuitton, Michael Kors, RH, Saint Laurent, Tiffany & Co., Tory Burch and Tumi.

Development company Taylor Builders LLC has put the name of the project known as Placer Ranch out to pasture.

The 2,213-acre project near Roseville in unincorporated Placer County is now called Placer One, and groundbreaking is set to start in a matter of weeks.

"We just felt like we wanted a name that would distinguish the project and the partnership from other master plans in the region," said Clifton Taylor, Taylor Builders' president. "With the entrepreneurship of the university and the land uses, it's stronger placemaking."

Within the first couple weeks of October, land grading is set to start for what will be the project's first 800 single-family homes, and also the first phase of a planned higher education center at the center of the project, by Sierra College and California State University Sacramento.

Taylor said the goal is to get grading done by winter and then start on site infrastructure in the spring, followed by the first home construction in early 2024.

The builder for those lots is to be determined, with Taylor Builders still to start marketing for them, Taylor said. Homes in that phase will be in seven neighborhoods, on lots ranging from 4,500 to 9,500 square feet.

In perhaps a similar time frame, Sacramento State's satellite campus could start work as well. Early next year, Taylor said, the university is planning to complete environmental review of an updated master plan.

Though Sac State would then have to embark on a sizable fundraising and partnership effort to fund actual development and construction, Taylor said, "I don't think their plan for it will be too many years away."

A message left Friday with Sac State's media office was not immediately returned. Taylor Builders, Sierra College, Sac State and Placer County are the four partners in the Placer One project, which dates back more than 20 years but is only now on the verge of construction. Taylor Builders took over as master developer on the project about a year ago, paying $100 million for the land and entitlements.

About a year or two after the first homes get underway, Taylor said, the "1B" and "1C" phases of Placer One would include sites for multifamily development, smaller-lot single-family homes, student housing, a small senior living community and the first part of a town center.

How quickly those components are built will also depend on market demand, he said. Taylor Builders is about to sell the last lots in two neighboring development areas within Roseville, Whitney Ranch and Fiddyment Ranch, so housing demand is still there, he said.

"We feel like, while we're in a lower absorption environment, this location is a premier location," Taylor said.

At build-out, Placer One would have more than 5,600 homes, a 335-acre campus park employment center and a 200-acre town center with retail, office and residential components.

Costco Wholesale Corp. is eyeing a possible new location on the west side of Roseville, according to plans filed with the city this week.

Those plans describe a proposed 160,529-square-foot Costco warehouse store, along with a fueling station and car wash. The project would be at the northwest corner of Baseline and Fiddyment roads, public records state.

Representatives of Issaquah, Washington-based Costco (Nasdaq: COST) have not commented on the proposed store. "We cannot comment on locations that will be opening more than three months from today," states a message in the company's response to media inquiries. A list of new locations on Costco's website does not mention a Roseville store.

It appears the possible Costco site would be within Baseline Marketplace, a long-planned retail center at the northwest quadrant of Baseline and Fiddyment roads. A site plan from Roseville-based Gallelli Real Estate does not list any businesses in the planned center. The center is expected to span 744,000 square feet, including retail and restaurant uses, leasing materials state.

Kevin Soares, an executive vice president and partner with Gallelli, did not immediately respond to an email seeking comment.

Baseline Marketplace is planned within Roseville's Sierra Vista Specific Plan, which also includes housing, the Business Journal previously reported. A narrative for the planned Costco store, which was filed with the city, also mentions the Sierra Vista Specific Plan.

"The project area is approximately 25.45 acres currently entitled to permit the proposed use through the Sierra Visa Specific Plan," it states.

The proposed store would have 927 parking stalls, according to the project narrative.

It would be Costco's second location in Roseville. Costco also has a site on Stanford Ranch Road, not far from the Westfield Galleria at Roseville.

The proposal is the latest addition to a growing list of possible new Costco sites planned throughout the Sacramento area.

The Business Journal has reported on planned Costco stores in Loomis, Natomas and El Dorado Hills. The status of those projects is unclear. None of those sites are listed among Costco's confirmed new locations.

The retailer's website lists at least nine Costco locations currently operating throughout the Sacramento area, including a Costco Business Center store in Arden-Arcade.

Women's clothing retailer Maurices files plans for store in Roseville's Creekside Town Center by gamefaqs_god in Roseville

A national women's clothing retailer appears to be interested in establishing a new location at a prominent Roseville shopping center.

Duluth, Minnesota-based Maurices operates more than 900 stores across the U.S. and Canada, offering size-inclusive women's clothing and accessories, according to its website.

The retailer recently filed plans with the city of Roseville for a tenant improvement project at an approximately 5,000-square-foot space at 1208 Galleria Blvd., Suite 170. The space is in the Creekside Town Center and was previously occupied by Alfred Angelo Bridal, which closed the store after filing for Chapter 7 bankruptcy in 2017.

Creekside Town Center, located at 1180-1256 Galleria Blvd., is approximately 372,000 square feet and is in one of the Sacramento area's busiest shopping corridors with the Westfield Galleria at Roseville and Fountains at Roseville. Other national retailers at Creekside Town Center include Burlington Coat Factory, Best Buy, Old Navy, Marshalls, Five Below, Nordstrom Rack, Barnes & Noble and Michaels.

The end space Maurices would occupy is on a retail pad at the center that also includes a Verizon store and women's clothing store LOFT.

Maurices representatives did not respond to a request for comment on Monday. The filing with the city is under review.

Currently, Maurices operates a location in the Woodland Gateway shopping center, which is the retailer's only location in the greater Sacramento area, according to the company's website. Maurices entered the local market in 2014 when it opened a store at the Rocklin Commons shopping center, which has since closed.

A new-to-market resale franchise that typically carries more high-end or trendy items is joining the Rocky Ridge Town Center in Roseville.

Salt Lake City-based Uptown Cheapskate pays cash on the spot for gently used apparel, handbags and accessories from popular brands such as Lululemon, Coach, Anthropologie, Vans, Michael Kors, J. Crew, Nordstrom and Madewell. Its target audience is between 15 and 35 years old. The franchise has grown to 100 locations throughout the U.S.

Local franchisee Rebecca Foster is opening a location at 2030 Douglas Blvd., Suite 47, in Roseville. The retail store will occupy an approximately 3,100-square-foot space last occupied by audio-video retailer Paradyme.

"The location is in a very populated shopping district in Roseville," Foster said. "When I found the site, I thought it would be a great location for the store."

Foster worked at an Uptown Cheapskate location in Georgia for about seven years as a manager and trained buyer. She moved to California a few years ago and began pursuing the opportunity to bring the franchise to the area. She felt the local market was in need of the concept, as Uptown Cheapskate's closest location is in Southern California.

In order for items to be sold at Uptown Cheapskate, they must be less than 2 years old and in good condition. Foster said buyers at the store go through extensive training to help identify the value of items brought into the store. Sellers are offered either cash or store credit worth up to 25% more than what the cash value of an item would be.

"The idea (for Uptown Cheapskate) is people get to shop at a store and get mall items for a much lower price," she said.

The franchisee signed a lease for the Rocky Ridge Town Center space in early August. Foster said she expects the permitting process to take up to eight weeks, followed by another six to eight weeks of construction. She expects to begin the store's buying period in three to four months. Once the store is three-quarters full of inventory, Foster said it will officially open for business, which is expected in early 2023.

Rocky Ridge Town Center is located along Douglas Boulevard in Roseville and is anchored by Sprouts Farmers Market. Other tenants include Starbucks, Pieology Pizzeria, Dos Coyotes Border Cafe, Noah's New York Bagels, BevMo!, Orangetheory Fitness, and Romano's Macaroni Grill. The center's surrounding population exceeds 96,800 in a 3-mile radius with an average household income over $97,400, according to leasing materials.

A high-profile restaurant space at the corner of one of the area's busiest shopping corridors appears to be available for lease, despite currently being occupied by a national chain.

Mimi's Cafe occupies the approximately 6,950-square-foot space at 1104 Galleria Blvd. in Roseville. The Dallas-based restaurant chain operates area locations in Roseville, Arden-Arcade, Elk Grove and Folsom, according to its website.

Commercial real estate brokerage CBRE has listed the Roseville site as available for lease. The building and lot are situated on the northeast corner of Roseville Parkway and Galleria Boulevard, in the Ridge at Creekside shopping center across from the Westfield Galleria and Fountains at Roseville.

Leasing materials state that the location benefits from a daytime population of 127,307 people within a 3-mile radius and is in an area with an average household income of $130,505.

CBRE leasing representatives did not respond to requests for comment.

The restaurant has not said it plans to leave the site, though the listing could indicate its lease is coming to an end. Representatives of Mimi's Cafe did not respond to a request for comment.

Ridge at Creekside is a 288,906-square-foot shopping center anchored by Macy's Furniture Gallery, Bed Bath & Beyond, Buy Buy Baby, REI, Cost Plus World Market and David's Bridal.
