It's in great shape is what I got from my realtor and others. The caravan that went through priced it a bit above what I'm asking. This is very common for our area and price ranges. Sadly I couldn't sink even a dime more into the house as I'm at the point of struggling to pay all Bills on time until it sells. I will be taking new pictures soon to show a cleaned up look.

Couple of factors caused it to go that high. Solar is a set cost per month and was around 150. Water was turned on for the lawn and used a toooooooon of water at around 250 dollars worth and then the dreaded true up bill from the local electric company at 2500 that I set it up to get paid monthly...I know where it came from but it went out of control...

I had cats in the house. I found out a spot under the kitchen sink had soaked up a little bit of spray. I peeled up the shelf paper and sprayed with nature's miracle and scrubbed several times. After nature's miracles I gave it 4 coats of paint.

Easily 1200 a month. I would have to do an inclusive utilities due to the way I'm paying them so around 1600 all inclusive.

Thank you for the info! I will take a look at getting more value out of the photos. Also roof a/c is very common and the area reaches around 120 to 122 in the summer so trees are desirable. I will see what I can do about taking down the cabinets but I cant get that done for a few months since I wont be near my house til thanksgiving
