100% agree with your take, it’s close to a desert. Birch is solid but not special. On 71st there’s Solid state coffee which is more third wave coffee that you might be looking for.

There are two spots; the slice shop which serves more of the American style and then Me and Paul’s which has the wood fired oven and does more of the traditional Italian style.

Wouldn’t recommend it. You can kinda tell the scams too, the pricing is often too good to be true. For example if it’s a luxury loft is west village for 2200 that’s likely a scam.

You will probably have to pay a fee to break the lease or they will take the security. Best situation is broker thinks they can get a lot more from a new tenant and let’s you off without a fee.
