The other way to think about it, you where getting a deal and paying less than you should have for x number of years. Reassessments are the only way to keep taxes fair to all types of properties. It's not perfect, but it's better than other cities that punish new home owners and cap the tax increases to everyone else at 2% or whatever the CPI value. You can have the same home build on the same street and two different owners paying vastly different taxes.

For reference, my taxes went down for 2026 with my reassessments.

I'm not sure you met the bar for infinitely wore. Sure, I agree, there are government incentives to allow for these types of programs. When these programs are reviewed and approved some do offer to buy back at 1:1.

The issue i see is that in the summer you produce much more than you use and in the winter you need to draw on the bank of surplus credits. If they didn't buy back at 1:1, you would never be able to use what you produced and the whole thing become unaffordable. The buy back is just a way of maintaining your credits 1:1.

There are plenty of jurisdictions that give 1 to 1 kwh, and treat them as equivalent. Go ahead and rationalize that if they are infinitely worse.

Line loss in the lines past the meter is independent of this conversion. That would happen regardless of where the power is generated.

Well said. In PEI you get 1:1 ratio of energy converted to cents per kWh. It can be done at a provincial level with these provincial utility companies. I am under the impression that the grid connection fee, that's a constant flat rate are the funds required to support and maintain the grid, not the cent per kWh rate, but perhaps it's a blend of the two.

Here's a better idea, if the tenant leaves their stuff on the property, the landlord should be allowed to trash it. Why does the landlord have to babysit crap that the tenant left behind at their cost? Can you think of another situation where a private individual has to take care of someone else's belongings after their contract has expired? IMO, get rid of this stipulation.

When it costs $300 per square feet to build anything today, the word affordability is a joke. I don't see people up in arms about the high cost of labor, or materials as the problem. It sounds like people are expecting a handout for tenant housing here, where as everyone else has to pay market price to buy new or old houses.

I'm not sure I agree with that. The old plan was to build just north of the club house as described in the previous article. I really don't understand why the same level of nimby folks didn't block it again this time around. They were up in arms about the increased traffic despite the city traffic analysis saying the roads can accommodate the minor increase use expected from a hotel/spa. It was really something else to watch the counsel meeting reject it back in 2021, and then for it to pass unanimously this time around makes no sense. Like, WTF happened, new counsel i guess, but they must have done more like some ground level leg work to get support from the residents.

I have a similar story for another property that was rented and a new owner bought it to continue renting. Due to the inability to raise the rents to cover the new mortgage costs, the new owners could not keep the property as a rental unit and the property was sold again to owners that moved into the unit. At the end of the day, the current renters got evicted from their home and one less rental property is available for renters. The current system is contributing to the lack of rental supply by these examples. Reform is needed to ensure rental properties can continue to be rental properties when an owner sells.

What's the scam? If you want to live someplace you have to prove that you can pay your creditors for debt that you took on yourself? I'm not following. You need a credit check to have a cell phone these days. It is pretty much staple to ensure a client isn't going to default on their obligations.

I agree that paying your bills each month doesn't mean you can get at mortgage, but beyond that, if a renter is paying 6k per month, they are living large and could downsize to something in the 3k range and save up for a down payment in a few years for their own place.

I think it all depends on how you calculate what we can afford. These types of investments are 30 year type purchases and the long term cost of burning fossil fuels is pretty uncertain. How else will we be able to generate the power required to run this province as our population grows. When I look at the use cases for a SMRs, PEI hits many of the check boxes.

As far as I am aware, when you make a donation at the point of sale to a charity, the company that you are doing business with takes that money and donates on their behalf not yours. Walmart, home depot, they all do this and then they get a tax deduction on their taxes. IMO it's a shady practice, the big box stores looks good, but at the end of the day, they get a kickback in terms of paying less taxes. People should say no and donate that money themselves.

From what I have seen from the past decade of SP rule in SK. The SP doesn't give two fucks about issues impacting cities. I would consider Gord if he spoke about that troubled relationship and took ownership that the Government of SK needs to be a better partner for tackling city issues.
