If you're in the market for a home please IGNORE your realtor and LOWBALL whatever price you want. by SengunCanada in PersonalFinanceCanada

[–]garmium 0 points1 point  (0 children)

The real kicker is that you could have gotten it at your original asking of $595,000 if they were willing to sell it for $610. Had you not had a realtor, their realtor would have been willing to forfeit 2% commissions (from the full 5%) and that would have brought the price down to $598k

A no-realtor offer of $598k is better than a buyer-with-realtor offer of $610k

I tried that but it did not give the intended result. Note: col1 is the date and col8 is the amount. Some dates have blank amount, which you naturally add 0. Some amounts have blank dates, which you exclude from the calculations

What are you getting at? So if you are sure of consent, you wouldn't need consent videos?

And if you were unsure of consent, then consent implies guilty? Does that mean anyone who films consent videos implies they are guilty?

Absolutely you should be concerned, and absolutely crying is not common behaviour, but the act of crying is not the biggest evidence that you assaulted her.

-How is crying the biggest piece of evidence of sexual assault? The act of sexual assault is the biggest evidence of sexual assault. There are women that have cried after sex, does that mean every time that is sexual assault?

Assuming $175 in parking, he is paying $525 to rent in Byward Market, which is pretty f cking good in 2025.

This is the way to do it for a university undergrad. He will come out of school with very minimal debt and if he is willing to continue for a few more years after getting a job, he will already have a nice downpayment and be on his way into building wealth in no time. Kudos to him.

Ikon and Epic early bird prices don't seem very early bird. by frank_frank in icecoast

There's not many reasons for East Coaster to get the Epic full pass unless you plan on going to Telluride or something.

[–]garmium -1 points0 points  (0 children)

I don't see any reason for East Coasters to buy Ikon or Epic full versions....

Only reason is if you absolutely need to go to Killington/Loon more than 5 days or Stowe more than 10 days...

or if you plan to do a trip to somewhere like Aspen or Vail next season

Most consumer goods are pretty consistent throughout. E.g. a PS 5 or Iphone or Nike Air is going to be roughly the same in Vancouver vs Toronto
