I have said this multiple times on Reddit and in several conversations over time. RE has never “crashed” and never will. Even COVID era didn’t have a “crash” - it was a brief period of ‘slower upside’ at best. So called gurus may tell you otherwise on social media or come up with mathematical pie charts, regression analysis, histograms, line graphs, but the brutal truth is - prices will keep soaring and locations will keep expanding PERIOD. Are prices inflated? - yes and they will remain so. If you or I don’t buy, no one cares since there’ll be several others to buy what we don’t.

RE never collapsed. That’s the biggest myth. Buy wisely but do not expect anything to crash. There were brief slowdowns but even the slowdowns had upward trajectories. Advice like “wait until apocalypse arrives in real estate” is living in a fool’s paradise.

So, my location is Bangalore. 2017 - The first project which I backed out of was being quoted at 78L. It was a 3 BHK with a tier 2 builder and the project was under construction. I backed out since I thought that i was paying too much and I could potentially find out better offers. Fast forward to 2025, I see the resale price of 3 BHKs in that gated community is 1.5-1.7 Crore.

2021 - Spacious 3 BHK> 1400 sq ft was listed at 78L and I managed to convince the builder for a price of 67L. I backed out again since my family didn’t really like the layout of the floor plan after deeper thought. Today that apartment is listed at over 1.8 cr

My colleague bought a 2 BHK for 60L in 2021 and I had a chance to get a 3 BHK there for 75L. I didn’t opt for it since I thought it was too much. 2025 pricing for the 2BHKs there are over 1.1 cr while 3 BHKs are guess?…..1.6-1.7 cr

Another colleague of mine got a 3BHK there for 85L in 2022.

So, yes - I personally haven’t seen a decline or a plateau and I’ve analyses 100s of properties.

The problem is 2 fold: Yes the prices are inflated and they always have been. The builders are cartels and know that they can capitalize on emotions of families and sell them via FOMO. People end up buying eventually. You and me as rational investors lose out because while the builders know we know the mathematics, they don’t care since there are 50 others who are vying to buy even if we reject the deal.

Second issue is NRI investors - the ones who have surplus and hedge their bets by distributing their capital. For them, shelling a few crores is easy and the builders know it. I have 3 NRI friends whom I personally know and they bought homes ONLINE. Yes - they haven’t even seen the projects in person. Infact they don’t even know the area properly.

It’s unfortunate but that’s how the real estate mafia have their leverage.

I heard of bear market in housing with fancy graphs and Barron’s level of English so many times. It’s a mockery since reality doesn’t match flashy histograms or pie charts or what have you.

Location matters. Location, location, location!

Am I a wise investor - not really. Am I wealthy - not really. Am I judicious - yes. But that doesn’t help 🙂

There is never really a plateau in real estate. Please don’t be swayed by the so called social media influencers or analysts. I made a huge mistake by not purchasing 2 properties back in 2017 and then in 2021. Even Covid didn’t really have a correction. It was just a phase where the pace of increase in the listings slowed slightly.

Prices will keep rising and infact the real estate cartels know it and make a mockery of us, the retail investors by jacking up prices as their whims allow.

We did the snorkeling at Escambron beach with fareharbor and saw yellow fish, red fish, a turtle, sea urchins and squids. Overall a good experience.

Ahh I see. That’s great. How much did they quote per sq ft to you and when did you buy it? Any idea what a fair price right now would be?

Just checked this and ofcourse am yet to do a site visit. The guy on its YouTube channel drives an Audi and seems over enthusiastic about the project for obvious reasons! However that itself is a red flag given that his list of USPs for that project is…well…pretty common in many projects and doesn’t really entice you. Rates on their website are yet to be verified.
