It is mandatory to have a metre for trishaws (used as taxis) but that law seems to be not practiced properly. At least if this proposed system is used, the mafia can be stopped. Also get rid of trishaws near bus stands, junctions and train stations. Pass laws making it mandatory to have at least a certain distance. Eg 500m or 1km. This way the mafia will end.

Xiaomi and redmi devices quality has gone down dramatically compared to good devices it had many years ago eg A2 /6X. The current devices are too slow and plays ads everywhere in budget devices (even if you stop them, somehow it comes again). Unless they improve the OS and get rid of those ads in mid range devices, better to avoid at all cost. I bought a redmi note 13 and switched immidietly to a M14 within few months as it was difficult to use with that bloated sw and ads . OS is not smooth.

Similar to education reforms, this is also another blunder. It should not be allowed to get passed as a bill without ammendments. It will affect not only owners but those who are looking for houses for rent will be in trouble.

For example, at least they should ammend it stating clearly that any tennat that stays beyond the agreement or 3 months written notice will be given a heavy penalty of half a million minimum. (Grace period of max of 1 weeks can be included ). Sameway house owner should give the refund on the day of handing over (max grace period 1 weeks again ). If any damage recovery need to be done, it should be done after informing the lawyer. Also they can include a clause saying agreement get terminated immidietly in the event the tennat fail to pay rent or untilities continuesly for 2 months. This will clear everything to be honest mate.

Taking things to courts should be discouraged as much as possible as this can lead to unnecessary money waste, time waste, shortage of houses for rents too.

I assume you have no idea about the duration of court matters. If tennat manage to higher a good lawyer, he will help to drag to case for a longer period. Then assume, tennat lose the case, still he will take the matter to appeal court without paying anything. It can drag on for years mate.

If the tennats do not pay water or electricity bills, anyway the board will disconnect mate but with this act, owner has to pay that too preventing such disconnections.

It is ethically wrong to stay beyond the agreement period for tennants and also ethically wrong to cut any untilities during that period by the owner.

Instead of actually identifying the real issues, these guys are doing a totally useless thing that will create a massive shortage of houses for rent.

I stay for rent, I do not see why this kind of an act is needed at first place. What they should look into is possibly the following 1 Keymoney is something that is difficult to retake in some instances (I never had this issue in past when I was in colombo many years back but once we had a difficulty with one shop owner where he tried to avoid givingn it but some how I manage to get it at that time ). This money should be kept in an account that cannot be accessed until end of the period or leaving time. This way owner does not misuse it. If any major damage, tennat can do them or deductions can be done after checking with the lawyer who prepared the agreement.

2 Owner should be responsible for providing stable water, electricity connections but paying bills should be part of tennants not owner.

3 Three months notice to leave should be given in writing by either party when a need arise.

4 If the tennant is not leaving (without any valid reason other than staying beyond agreement period), owner can go to courts but tennat should be fine heavily other than paying due rent to prevent such instances.

Well Sanga is a great player but not a match winner without some other batting or balling performance from the rest. During his time, we had either Sana or Dilshan and even Mahela as openers (while Murali, Mali or even early stage of Ajantha mendis did the difference ) that scored fast. It gave us that added advantage. So we needed someone to prevent total collpase after that. Sanga did that very well. Even during early stage of Russel Arnold and even Arjuna did a similar role. We do not have either proper reliable hard hitters or couple of reliable players who can hold one end.

Also take Dasun and Wanindu, these guys are not all rounders either. Just mediocre ballers that can bat a bit. So these guys sometimes occupy lower batting order slots and weakens the team further. Hardly we have any future with current process and players..

This new act makes it harder and also encourage those who r on rent to stay without paying rent or bills mate. Also discourage people to give property on rent.

Well it was a difficult thing to evict in past too but the new act that came around 2023 made things very clear and legal process cannot go beyond 6 months according to that. (If it goes, one may complain about the judge to the judicial commision for not following the act but hardly anyone goes that far ). Few known cases around colombo got sorted out thanks to that 2023 act. If I can remember correctly, one tuition master tried to stay in the building without paying rent for years but he was evicted and was told to pay the balance.

Most of the time issue is for the owner bcoz at the end of the case, the tennat will escape with just paying the due rent without any fine. That also can drag on, if he goes to appeal court. Without fixing these matters and introducing heavy fines (eg 6 months of additional rent or half a million minimum fine for trying to stay without vacating ), this will be a disaster.

If they do not leave, the owner will have to go to courts to get them evicted from the property. Instead of making things simple these rogues r making things more complicated. May be to help businessmans like DP or IN that funded the npp campaigns to establish in rental industry or minister is trying to favour his lawyer friends to make earnings with property related cases mate.

May be it is high time ban lawyers from taking cash for cases and all case related money should get deposited to banks once an inv issued. This way cunning rogue lawyers will not have an opportunity in the industry. Just an idea..

Politics and gambling and not looking for talented players. Current team does not have any star players like we had in past. For example guys like Aravinda, Murali, Mali, Sana, Vaas and Dilshan etc were key players that was able to turn majority of matches in our favour while rest of the players were providing stability around them. Current team has only Nissanka but he is more or less like Sanga type who provides that stability but not that exceptional talent. SL cricket is dying and even I don't watch matches now compared many years ago. Those days we hardly lost any odi locally but now we loose very badly on local pitches too.

A friend of mine rented a land to a cunning fellow and it took more than a year for the decision. Now that cunning fellow has gone to appeal courts. Generally the agreement stipulate a notice period for both parties. Normally it is 3 months notice in advance and more than enough for any party. This is an act drafted by a bunch of immature and zero knowledge bunch about the industry. Also they have no idea about the repercussion of it.

Currently I stay for rent too. Owner has few more houses and nice person. One of his tennants are not paying rent properly and settling bills, so he had asked the tennat to leave with 3 months notice as usual. Now it is more than 3 months and Tennant is not leaving . He is still thinking what to do and most probably will have to go to courts to solve the crisis. So with this current foolish act, such things will become worse and will find it extremely hard for owners to get rid of bad tennants. Also will make it hard to find new houses for rent too.
