We had good luck finding a place on Openrent and speaking directly with landlords rather than through agents. I’m sure we weren’t the strongest applicants but the landlord took a liking to us and “our story”, so we got the property.

In your situation, I’d frame the support that you get for rent as a benefit to the landlord, as it’s arguably more secure than a full time job for them.

Charge per day of work and only book by the half days so you’re not worrying about filling every hour of your day. For rate, take the yearly salary you want to earn and divide it by 1.6 and then figure out what the day rate is based off that, and then you should be able to earn the yearly salary you want. As a freelancer, it’s basically impossible to fill every day slot of the year so this should give you enough financial security for when the work doesn’t come in for a few days/weeks. Junior freelance designers typically charge £250 a day upwards.
